Escrow Assistant Job Description
Experience Required:
7–10 years of experience in escrow or a related field.
Escrow Officer experience is a plus.
Primary Responsibilities
Pre-Closing Responsibilities:
Order and verify payoffs and final utility balances, ensuring alignment with title commitments.
Manage file requirements, including resolving liens, judgments, and bankruptcy-related matters.
Obtain past and current tax information to confirm tax status.
Request and follow up on HOA-related documents, including letters, bylaws, financials, and irrigation details.
Collect commission details for all real estate agents involved in the transaction.
Disburse files, verify wire transfers, and ensure accuracy.
Prepare necessary legal documents such as Power of Attorney and Quit Claim Deeds.
Maintain regular communication with the Escrow Officer regarding file status.
Assist with customer inquiries via phone or walk-ins in the absence of the Escrow Officer.
Support other assistants and provide receptionist coverage as needed.
Closing Responsibilities:
Assist with entering lender figures and preparing closing documents.
Print required documents and checks for closing.
Fax necessary figures to lenders and realtors.
Post-Closing Responsibilities:
Organize and prepare files for loan package shipment and recordings.
Follow up on any outstanding escrow funds.
Prepare finalized files for scanning and record-keeping.
