Job Description

Primary Function of Position:

The responsibility of this position includes managing a broad range of corporate real estate initiatives located In Sunnyvale California and throughout the Western region of the United States. This includes managing outsourced vendors to fulfill resource requirements, implementing real estate solutions, including the acquisition and disposition of real estate assets, construction management, and the management of facility and building operations, property management, site and employee services. This role will have the responsibility to manage the execution and delivery of services, providing consistent support for the region while exercising sound fiscal stewardship in support of the company’s business objectives. HQ/US West real estate portfolio consists of approximately 24 buildings with a footprint of 2.7M SqFt. The workplace environments includes: Traditional office R&D, Engineering and lab, Manufacturing & production, Shipping / receiving and distribution, and Surgical training with an operating room setting.

Essential Job Duties

  • Working closely with the Director of Global Real Estate to support all activities related to the real estate site selection and due diligence process for property acquisitions and dispositions.
  • Support of Sunnyvale HQ/West sites building property management services including preventative and predictive maintenance and operation of technical building systems including elevators, HVAC equipment, electrical equipment and equipment supporting critical environments, general building maintenance and operations of the buildings, grounds maintenance and landscaping, building exterior and roof maintenance, operational services such as janitorial services, recycling & waste management, window cleaning, roof maintenance, employee hospitality services including café and food services, mail and shipping receiving, transportation services.
  • Working with our safety and security team to insure a safe working environment for employees, customers, contractors and visitors.
  • Working closely with the Director of Design in support of the creation of building design standards used in construction process for small- and large-scale site and building development.
  • Implementation of architectural, mechanical, and electrical design standards with a demonstrated knowledge and understanding of mechanical and electrical design practices for large-scale biotech manufacturing environments.
  • Management of corporate construction projects and processes including new site and building and campus development, construction of roads and civil infrastructure, tenant improvements and building modifications, renovations and equipment installations or relocations, and the expansions and retrofits of facilities as needed. Direct experience building and maintaining clean rooms, and lab environments is required.
  • Management of contract bidding and negotiations and transactions of various types, including vendor contracts, service agreements, construction contracts, materials contracts and legal documents of various types.
  • Management of contracted outsourced service providers providing facilities maintenance and operational service support for the real estate portfolio.
  • Property management acting as landlord for Intuitive owned property that is leased out to third parties. This includes tenant relations, and all necessary property management services.
  • Creation and management of annual capital and expense budgets for the Headquarters campus and West region including cash flow of capital spend and forecasting for all capital projects.
  • Ability to provide real estate and facilities feasibility studies and analysis based on total cost of ownership, including ROI, NPV, Cash & P/L analysis.
  • Ability to analyze, evaluate, and make recommendations to senior management regarding real estate strategies and facility tactics, initiatives, programs, department goals, and objectives.
  • Management of monthly and quarterly P/L for the Sunnyvale and West region real estate portfolio, including budget forecasting, actual cost accounting, variance to budget analysis, accruals, and reconciliations.
  • Creation of financial capital and expense reporting information that integrates and fulfills GL reporting requirements.
  • Monthly and quarterly reporting of department activities including performance to SLA’s, KPI’s, metrics and measures, goals and objectives, and tactics.
  • Management of all corporate-level operational programs that support the office functions.

Qualifications

Required Skills and Experience:

  • 15 years of experience managing corporate real estate, construction, site & building maintenance and operations at a site or campus (1.0M SqFt - 2.0M SqFt) Corporate headquarters preferred.
  • 12 years of experience in construction and project management of both small & large-scale projects, including greenfield new building campus development projects ranging from 10K SqFt on the low end to 800K SqFt on the high end with capital budgets ranging from ($100K to $900M).
  • 12 years of experience managing the facilities support and building operations in critical high production manufacturing environments.
  • 5-7 years of experience building and operating clean room environments with a preference for Bioscience or Med-Tech application in manufacturing.
  • 10 years of experience managing corporate real estate assets within the United States, particularly in California San Francisco Bay Area, and the Western region of the US.
  • Excellent network of vendors, materials and parts suppliers, resource providers, consultants, architects, and contractors throughout the United States with practical application of these resources on high-performance projects of both large and small scale.
  • Ability to develop and foster and grow positive relationships with in-house resources, business groups, stakeholders, operations personnel, and senior management.
  • Ability to develop and foster and grow positive relationships with external resources, such as consultants, outsourced business partners, regulators, and municipalities.
  • First-hand experience working with and directing various professionals, such as attorneys, architects, landlords, general contractors, sub-contractors, material suppliers, and operational service providers and consultants.
  • Excellent team leadership and oral, written, and communication skills.
  • Strong analytical skills with the ability to research, develop, and justify proposed business cases for executive management review.
  • Results-oriented and comfortable with a management by objectives style of management.
  • Self-motivated and directed with excellent interpersonal skills.
  • Excellent decision-making, problem-solving, and problem resolution/negotiation skills.
  • Reliable, analytical, conscientious, and organized.

  • Experience managing capital and expense budgets and forecasts from inception through monthly, quarterly, and year-end financial close periods.
  • Ability to travel throughout the United States, particularly within the West region as needed.

Required Education And Training

  • Minimum B.S. degree in one of the following: Architecture, Mechanical Design, Electrical Design, accredited Construction Project Management degree, or other related engineering discipline.
  • Master’s degree, or Masters in Corporate Real Estate (MCR) preferred.
  • Strong familiarity and experience with the application and use of CAFM software, Archibus, Microsoft Project Software, Excel Spreadsheets, time management scheduling software, Workday H.R. Software, and financial analysis tools.
  • Experience working in highly regulated environments such as the medical or Bio-Medical field.

This position will be a set schedule requiring a minimum onsite presence of 4 days a week in our Sunnyvale, CA campus.

We provide market-competitive compensation packages, inclusive of base pay, incentives, benefits, and equity. It would not be typical for someone to be hired at the top end of range for the role, as actual pay will be determined based on several factors, including experience, skills, and qualifications. The target salary ranges are listed.

Base Salary Range Region 1: $216,000 USD - $324,000 USD

Base Salary Range Region 2: $183,600 USD - $275,400 USD
