We are currently seeking an exceptional Assistant Maintenance Manager to join our team and support our residential properties in Hoboken, NJ. The Assistant Maintenance Manager is responsible for ensuring the smooth operation and upkeep of properties managed by our company, overseeing maintenance, repairs, and improvement projects.

Rate range: $25.00 - $28.00/hour
Responsibilities include but are not limited to:
- Lead by setting a compelling example and embodying the core values and culture of the company through personal conduct
- Demonstrate care and attention to our residents by promptly addressing their concerns and diligently completing apartment work orders
- Resolve maintenance issues encompassing HVAC, electrical, plumbing, and appliance repair
- Oversee the make-ready and apartment turnover process meticulously to ensure timely leasing and smooth resident move-ins
- Uphold the building's value by consistently implementing preventative maintenance programs
- Maintain the building's aesthetic appeal and community safety through regular upkeep, snow removal, and ground maintenance
- Ensure optimal operational efficiency across all property components
- Comply with relevant building, county, and safety codes and standards to maintain accident-free operations
- Participate in emergency situations at the property and adhere to the emergency on-call rotation schedule
- Exhibit strong leadership abilities and demonstrate supervisory skills in managing maintenance tasks and team members
- Use knowledge of risk management and OSHA regulations to ensure safe working conditions
- Utilize proficiency in Microsoft Office suite and Yardi software for operational needs
- Demonstrate physical stamina to lift and move items weighing up to 50 pounds and work in varying weather conditions, including climbing stairs and using ladders
- Show basic carpentry, drywall, and painting skills to support general maintenance tasks
- Assist with ordering supplies and tracking inventory
- Assist in completing building and apartment inspections
Requirements:
- 2-4 years of experience in residential building maintenance
- Strong leadership abilities and preferred supervisory experience
- Knowledge of risk management and OSHA regulations
- Knowledge of budgets and staying within budget parameters
- Proficient in HVAC, plumbing, electrical trades, and appliance repair
- Basic carpentry, drywall, and painting skills
- Excellent communication skills
- Basic proficiency in the Microsoft Office suite, Yardi
- Capable of exerting 25 to 50 pounds of force frequently, and/or 10 to 20 pounds of force constantly, comfortable climbing stairs, using ladders, and working in varying weather conditions
