The Leasing Consultant is responsible for the leasing process from introduction to actual occupancy, including conveying the benefits of the apartment community as a representative of the entity, for potential residents to maximize occupancy and overall profitability.
Compensation: Non-exempt/Hourly. Position eligible for overtime. Bonuses are based on on-site compensation plan.

Description

The Leasing Consultant is responsible for the leasing process from introduction to actual occupancy, including conveying the benefits of the apartment community as a representative of the entity, for potential residents to maximize occupancy and overall profitability.
Compensation: Non-exempt/Hourly. Position eligible for overtime. Bonuses are based on on-site compensation plan.

Essential Functions:

Warmly greets visitors, prospective renters, and current residents.
Provides potential tenants with brochures, information, and tours of facilities and available units.
Consults with prospective tenants to identify requirements and budgets then matches these needs with available properties.
Ensures available and model apartments are fresh and tidy.
Conducts background and credit checks and verifies other references as directed by property management.
Prepares leases for Property Managers review and approval; obtains signatures from management and tenants.
Coordinates move-in dates, materials, and processes.
Prepares move-in materials.
Creates, develops and maintains a wait list as needed.
Tours property daily to ensure it is neat, tidy, attractive, and in good repair.
Manages the use of shared facilities such as fitness and recreation areas, laundry facilities, and meeting or gathering spaces.
Assists with record keeping, filing, bookkeeping, and paperwork as required.
Creates, develops and maintains a list of promotions and discounts.
Develops and implements marketing strategies to attract renters.
Deliver resident gifts, inspect units on move-in day to ensure units are ready, and assist with planning/hosting Resident functions
Performs other related duties as assigned.
Supporting Functions:
In addition to the performance of the essential functions, this position may be required to perform a combination of the following supportive functions.
Works with Property Manager to drive all marketing programs, campaigns, and vendor relationships per market surveys and company sales goals.
Transport funds to the bank as required by company policy.

Specific Job Knowledge, Skills, and Ability:
Demonstrate complete knowledge of the features and benefits of the community as well as trends and features of the local market to better position the entitys offerings versus competitors.
Outgoing, friendly attitude and ability to make others feel welcome and comfortable.
Excellent interpersonal skills with good sales and customer service skills.
Excellent verbal and written communication skills.
Detail-oriented and organized.
Proficient in Microsoft Office Suite or related software.

Education and Experience:
Any combination of education and experience equivalent provides the required knowledge, skills, and abilities.
At least two years of related experience is preferred.
Physical Requirements:
Prolonged periods sitting at a desk and working on a computer and standing and walking, giving tours, and meeting with potential tenants.
Must be able to lift up to 15 pounds at times.
Must be able to traverse a variety of properties with stairs and in a variety of weather.
Must be able to work weekends and/or evenings on a rotating schedule.
Ability to assist tenants and prospective tenants effectively.
Ability to fully follow supervisors directions.
Ability to remember and recite company promotions and information.
Experience qualifications will vary by property size and type and sometimes the position held. Typically, property needs at the time a vacancy occurs dictate the exact level of experience, skills, and training that will be required. (Note: type of property is defined by the class of structure, architectural style, i.e. garden, mid-rise, high-rise; and location i.e suburb, in-town, etc.)

Attendance:
This position requires the ability to work Monday through Saturday during the week, 52 weeks of the year. Due to the property staff limitations, it is extremely critical that individuals possess the ability to work their scheduled hours consistently and overtime hours when required
