Quality Assurance Manager
Job Description
The function of this position is to manage, direct, and accept accountability for all field activities and reporting functions associated with alignment between all construction documents and actual construction methods in the field. The QA Manager will assure that there is compliance and conformity with approved construction drawings, scopes of work, manufacturers’ installation instructions, product specifications and the work being executed in the field.
The QA Manager will provide leadership in and manage the coordination of all activities related to construction document review, compliance reporting, document control and field construction practices within the new home construction process, thus optimizing the effectiveness of TradePartner®s. The QA Manager will ensure compliance and alignment with Shea Homes’ quality assurance standards and assist in training on-site Shea team members.
Knowledge/Experience
· High school diploma or equivalent required; BA/ BS degree preferred
· Advanced computer skills / Shea Operating systems
· In-depth knowledge and understanding of building codes, architectural and engineering principles
· Understands, adheres to and mentors’ others in regards to Shea Homes best quality policies and procedures
· Consistently holds and facilitates on-site quality assurance and document compliance meetings to communicate best practices
· Consistently delivers alignment reports and tracks pending changes
· Proven problem-solving capabilities through identification of deficiencies and execution of solutions in a collaborative team environment
· Demonstrates effective leadership skills
· Demonstrates effective knowledge of construction processes and methods
Specific Responsibilities
Key Result Area #1 – Construction Document Alignment
- Confirm alignment between all soils reports and construction documents, including but not limited to construction drawings and details, scopes of work, product specifications, manufacturer’s recommendations and other related documents
- Develop and review an approval process, including documented resolution, and distribute revisions to the appropriate departments and personnel
- Ensure that all non-compliance issues are properly distributed, tracked and resolved in an expedited manner
- Interface with architects, consultants, trades and Shea construction, purchasing and service teams
- Scope of work analysis: inconsistencies, tracking, summary, etc.
Key Result Area #2 – Reporting and Tracking
- Track all architectural correspondence (in and out), including drawing log, description, date of drawing, release of construction date and cause for change log
- Document control: shop drawings, architectural and engineering drawing revision log
- Track all Requests For Information (RFI) and report weekly to team
- Establish and maintain regular and proactive communication with Shea team members and consultants and log all conversations
- Maintain projected milestones and delivery dates and communicate to community team on a weekly basis
Key Result Area #3 – Data and Document Management
- Develop and maintain document control systems and processes including electronic filing systems
- Develop and maintain all related electronic data management: SharePoint, etc.
- Create document distribution matrix
- Manage all engineering and technical construction documents
- Facilitate change management controls: change orders, change order log, etc.
- Create and implement document control closeout process and controls
- Confirm alignment between all soils reports and construction documents, including but not limited to construction drawings and details, scopes of work, product specifications, manufacturer’s recommendations and other related documents.
Key Result Area #4 – Field Construction Alignment and Safety
· Field reviews shall be completed on a weekly basis, including but not limited to checking trades’ work for conformance with drawings, design documents, architectural plans, etc.
· Maintain resolution log for non-conformance and affected departments, cost impact, resolution path, monitoring, and completion dates
· Complete milestone Quality Assurance inspections, document corrective actions, and follow-up to ensure completion of corrective items
· Understand and champion the Shea Homes Communities safety program
· Conduct an on-site safety audit weekly and correct all non-compliant activities and behaviors immediately
· Participate in monthly safety training program
Key Result Area #5 – Technical Training
- Regularly hold training sessions with Shea team and trades regarding findings and opportunities for alignment
- Confirm alignment between all soils reports and construction documents, including but not limited to construction drawings and details, scopes of work, product specifications, manufacturer’s recommendations and other related documents.
- Provide assistance in ensuring that all non-compliance issues are properly distributed, tracked and resolved in an expedited manner.
- Scope of work analysis: inconsistencies, tracking, summary, etc.
- Coordinate with manufacturers, trades and Shea team to facilitate product and material training
- Regularly report to team during team meetings and in team training about current issues of relevance
