SUMMARY Supervise and manage Zones and District-wide maintenance program to provide support services for District schools and facilities.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Manage Zone and District-wide maintenance program, including structural, electronics, electrical and plumbing, as well as temporary classrooms and indoor air quality.
Manage group supervisors and contractors in providing timely maintenance services to District facilities.
Assist the Director in preparation of budget and administration of spending limits and compliance.
Conduct personnel actions of hiring, promotions, discipline, discharge and participate in grievance resolutions.
Evaluate and approve employee performance appraisals.
Consult, advise, and provide assistance to Community Superintendents, site administrators, staff members and parent volunteer relating to District facilities.
Prepare and administer annual repair service contracts and on-call contractor contracts. Approve budget expenditures to insure accurate expenditure of services and materials. Review computerized work order tracking system for timely service delivery.
Develop, recommend and interpret department and District policies, regulations, and standards.
Consult with Facilities Planning and Design and Construction Management in development and execution of new facilities and remodeling existing facilities.
Respond to emergency maintenance situations that effect building use. Perform other maintenance related duties as may be required or directed.

EXPERIENCE 5-7 years experience in maintenance construction supervision, including technical/construction trade field.
EDUCATION AND TRAINING Associate or Bachelor's Degree in related field (Architecture, Engineering or Construction Management) or apprenticeship program preferred.
CERTIFICATES, LICENSES, REGISTRATIONS Valid Colorado driver's license. Master's license in construction trade (electrician, plumber, structural or HVAC) preferred for hire.
SKILLS, KNOWLEDGE, & EQUIPMENT Extensive knowledge of building systems operations and maintenance; mechanical systems; (boilers, chillers and HVAC ventilation); budget management; contract management; federal/state/local building codes and regulations; federal drug and alcohol guidelines; reading blueprints and technical project specifications. Proficiency with Internet and in Microsoft Windows environment, including Microsoft Word, Excel, Power Point and Outlook required at hire. Acquire ALM (computerized maintenance management) training within 4 months of hire.
DECISION MAKING Requires detailed analysis and application of technical and professional knowledge to determine alternatives, recommendations, priorities, and available resources to facilitate issue resolution. Must ensure decisions comply with District and departmental guidelines consistent with federal, state, and local codes. Responsible for independently making decisions concerning processes to be used in maintenance procedures, blanket material, and service contracts to be used throughout the District. Participate in Facility Crisis Management for entire District. Errors in decision making could affect the quality, safety, and comfort of facilities; lead to penalties for code violation; and/or interrupt educational delivery. Errors could result in additional cost and/or embarrassment to the District.

Positions supervised include Group Leader and Master Technician; includes oversight of requirements of Master Electrician and Plumber, including possession of the District's Contractor License and Letter of acknowledgement of Responsibility. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Responsible for budget development and accountability.
EDUCATIONAL DELIVERY Maintain District facilities by ensuring the safety and correct operation of interior and exterior building systems. Provide for a safe and comfortable instructional environment. Provide support services for construction management. The majority of time is not spent on the school site.
