Develop your engineering career at JLL! The Operating Engineer supports operation, inspection and maintenance processes to mechanical building equipment and systems. You will work as part of an IFM team of 10 at 700,000 square foot commercial building portfolio managed by JLL in Burlington, MA & Nashua, NH!
Location: Stationary at Burlington, MA 01803 w/ travel as needed for emergencies to Nashua, NH 03062 (mileage will be reimbursed)Schedule: On-site, M-F 7:00 AM to 3:30 PM with a rotating on-call schedule for after-hour emergenciesReporting to: Chief Engineer

What this job involves: Operating, maintaining, troubleshooting, and repairing facility equipment on all systems. In order to successfully complete daily/weekly work assignments, the Operating Engineer is expected to demonstrate technical expertise in one craft area (e.g., Electrical, HVAC, Piping/Plumbing, Central Utility Plant Operations) and be multi-skilled in others.
What your day-to-day will look like:Safely operate the facility in accordance with all applicable government and regulatory requirements.
Demonstrate and enforce safety rules and behaviors.
Identify, enforce, and assess safety hazards and risks.
Participate in incident investigations.
Perform maintenance and monitoring repairs to the mechanical, plumbing, structural, furniture, control, and fire, life and safety systems to keep building systems up to applicable standards.
Maintain HVAC systems and equipment at optimum levels (e.g., cleaning, inspecting, changing parts).
Where necessary, record readings and make adjustments to ensure proper operation of equipment.
Comply with departmental policies for the safe storage, usage, and disposal of hazardous materials.
Maintain a clean and safe workplace.
Monitor pricing and work quality of outside contractors.
Review monthly Client Service Request summaries to pinpoint and correct recurrent operational problems.
Respond to customer inquiries in a timely and professional manner.
Assist site Facility Management team with emergency situations (e.g., fire alarms, chemical spills, hazardous conditions) and take appropriate actions.
Must be able to respond to after-hours site emergencies.
Required Skills and Experience:High School diploma/GED required
Must be located in the NE Massachusetts or SE New Hampshire area (relocation assistance is not available for this role)
Must possess and maintain a valid state driver's license & a reliable vehicle
Must successfully pass background & drug/alcohol screening before beginning employment.
Three (3) years of relevant work experience, preventive & corrective maintenance of commercial &/or industrial buildings/equipment.
Universal CFC EPA Section 608 Universal certification
Experience using Microsoft Office (Word, Outlook, Excel, Teams)
Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS)
Position requires frequent climbing, bending, kneeling, lifting, and driving.
Position requires lifting up to 80 lbs. and climb up to 30 ft ladders.
Strong Customer Service & interpersonal skills
Preferred Skills and Experience:Military service, union training, vocational or college education is desirable
Corrigo CMMS exposure is desirable
Johnson Controls Metasys Building Automation System exposure is desirable
