About Us

JMF Development LLC is a real estate development and property management company established in 1994 and headquartered in Downtown Los Angeles. JMF’s activities include management of our current portfolio, which includes office and apartment buildings, high-end residential beach home rentals in Malibu, land for ground up apartment complex as well as a land for a mix use high rise. We are currently developing a ground-up mixed-use high-rise comprised of a luxury hotel and premium branded residential condominiums as well starting an apartment complex. Additionally, we are looking for additional development opportunities. JMF Development is also affiliated with Citrus, LLC, a hospitality group that develops and manages high-end restaurants and bars that include Perch LA (www.perchla.com) and Mrs. Fish (www.mrsfish.com).

About the Role

We are seeking a Project Manager (emphasis on Feasibility, Planning and Entitlements) who will be responsible for managing phases of the development process including architecture, planning, entitlements, budgeting, financial feasibility, (help with capital raising, debt financing), conceptual design, construction budgeting and contracts and overall management of the project development. The role will interface directly with financiers, architects, stake holders, city officials and variety of other professionals. In addition, the person in this role is someone who is excited to come to work every day, a self-starter who is hands-on, brings positive energy to the office, enjoys collaborating as part of a team, and proactively tackles new challenges.

This role reports directly to the Managing Member of JMF Development LLC.

Key responsibilities will include:

• Work on proposed development projects including but not limited to analytical modeling, planning, entitlements, budgeting, financial feasibility, capital raising, debt financing, conceptual design, construction budgeting and contracts.
• Involved in the process of raising capital and sourcing and securing debt financing.
• Oversee and implement all facets of the hotel development process including but not limited to sourcing hotel brand/flag, project financing (equity and debt), planning, and programming.
• Direct the internal project team and outside professionals in creating an effective strategy for the success of the projects and implementing that strategy.
• Work with General Contractors and Contractors in obtaining construction bids
• Manage the pre-entitlement process by maintaining accurate pursuit cost forecasting and reporting, and ensuring pro-forma development budgets and schedules
• Assist in implementation of design and planning documents; design management includes managing architectural and engineering teams and all third-party consultants.
• Have an understanding of land use, entitlement and development process including title, zoning, municipal requirements surveys, general plans, and environmental policies. Specifically, a strong understanding of the California entitlement and CEQA process.
• Oversee and manage design team and consultants and their work, research zoning and municipal requirements, initial feasibility study (where, what, whom and cost projections), completing products and market analysis (identify products, features, benefits, prices), situation analysis (demographics, economic conditions, unemployment, average income project feasibility).
• Negotiate or assist in the negotiation of contracts including but not limited to term sheets, loan documents and joint venture agreements.
• Assist in development projects under construction to ensure developments remain on time and on budget.
• Build and maintain relationships with neighborhood stakeholders, business districts, local city council and leaders, and community leaders.
• Maintain a high degree of professionalism, integrity, and a strong work ethic driven by a desire for quality

Qualifications:

• Bachelor’s degree in Architecture, Real Estate or Business.
• 3 Years in Real Estate Development with an emphasis on vertical development (high rise experience), land development and project management and the demonstrated ability to manage major development projects.
• Dynamic verbal and written communication skills and strong interpersonal abilities.
• Strong analytical and quantitative skills, with an excellent financial acumen and high proficiency with real estate underwriting and real estate finance concepts.
