Responsibilities:
- Perform sales and leasing activities to achieve revenue and occupancy goals, including greeting prospects, conducting tours, processing applications, and lease preparation.
- Inspect apartments prior to move-in, ensuring they are in move-in ready condition, and schedule any outstanding items with the maintenance team.
- Stay informed about current market and competitor conditions, developing short- and long-term marketing plans, and following established policies related to concessions and special programs.
- Design and execute marketing activities to create traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools, and following other community-specific marketing plans.
- Use on-site software to track apartment availability, record leasing activities, manage resident data, and capture critical demographic information.
- Ensure the community and show units meet the Company's standards for show quality by daily inspecting the marketing corridor, communicating maintenance needs, merchandising show units, and preparing the leasing office for daily activities.
- Follow up with prospects and new residents to ensure satisfaction by sending emails or making telephone calls to finalize decisions.
- Execute activities in support of the lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring lease renewal documents are signed and implemented on time.
- Respond to resident concerns and questions, taking prompt action to solve problems and document requests.
