NM Residential has an opportunity for an experienced Leasing Manager to join our dynamic team at our Venice based property.
The ideal candidate will be responsible for maximizing occupancy rates, ensuring compliance with Fair Housing regulations, and providing exceptional customer service to prospective tenants. This role requires a strong understanding of property leasing processes, sales techniques, and facilities management to effectively manage tenant relationships and property maintenance.
Key Responsibilities :
Leasing and Marketing :
Manage the entire leasing process, including marketing available units, conducting property tours, and processing applications.
Develop and implement effective sales strategies to attract prospective residents and maximize occupancy rates.
Conduct regular market surveys and analysis to stay competitive and adjust leasing strategies.
Resident Relations and Customer Service :
Provide outstanding customer service by addressing inquiries, resolving issues, and maintaining positive relationships with residents.
Follow up with prospective residents and those up for renewal to close leases and secure retention.
Plan and coordinate resident events to promote engagement and retention.
Administrative and Compliance :
Prepare lease agreements and other legal documentation in accordance with local laws and Fair Housing regulations.
Maintain accurate and confidential records, including credit checks and income verifications for prospective residents.
Complete general administrative tasks such as answering phones, filing, processing maintenance requests, and managing rent payments.
Property Management Support :
Collaborate with maintenance teams to ensure units are ready for showings and move-ins.
Schedule and coordinate move-ins and move-outs, including key management and elevator scheduling.
Inspect vacant units and report any repair needs in show apartments or models.
Prepare welcome packages for new residents.
Other Duties :
Attend and participate in property staff meetings.
Perform other duties as assigned by management.
Skills
Strong knowledge of property leasing practices and legal administrative processes.
Familiarity with Fair Housing regulations.
Excellent sales skills with a proven track record of upselling properties or services.
Exceptional customer service skills with the ability to build rapport with tenants.
Understanding of property maintenance principles and facilities management.
Strong organizational skills with attention to detail in managing documentation and compliance.
Ability to work independently as well as part of a team in a fast-paced environment.
