Position Summary
Reporting to the President of the Self-Storage Division on a day-to-day basis, located in JDA’s headquarters office in Spartanburg, SC, the Director of Asset Management will be responsible for strategic leadership of the company’s national portfolio of institutional self-storage assets, with a specific focus on maximizing operational efficiency and profitability. This role works closely with senior management, real estate, and finance team members within JDA, as well as with third party operators.
Position Responsibilities - Essential Functions
- In collaboration with the President, develop and implement the revenue management strategy and operational plan for a 65-asset portfolio.
- Provide managerial leadership to direct reports responsible for management and operations of sub-portfolios targeted at ~20 assets per team member.
- Monitor economic shifts and develop annual strategic plans and budgets for each asset, including disciplined and regular hold-sell assessments by property and recommendations for capital expenditures.
- Provide financial and operational oversight of JDA’s national Self-Storage portfolio including regular property inspections.
- Maintain and implement tools and techniques to proactively and strategically manage each asset.
- Lead and manage third-party management teams with a forward-thinking approach to optimize leasing performance, operational efficiency, and overall asset value while fostering strong, collaborative partnerships.
- Provide support to the Storage Real Estate team as they evaluate new investment properties by providing underwriting inputs to the financial model and updates as necessary.
- Prepare annual and monthly financial performance reporting to include a compilation for the JDA Monthly Board meeting.
- Collaborate with JDA’s Accounting team on cash management and forecasting.
- Manage asset operational matters including real estate tax budgeting, abatements, appeals, reprojections, legal disputes, insurance and dispositions – including 1031 exchanges.
- Collaborate with JDA’s Finance team to support lending relationships and capital raising activities.
- Create and foster an environment of accountability internally and externally.

Required Education and Experience
- Bachelor’s degree required. Strong preference for a graduate degree.
- 10 years of relevant real estate experience.
- Thought leader who has a complex understanding of the storage industry and the capital markets.
- Strong quantitative, analytical, communication, and interpersonal skills.
- Represent Johnson Development Associates, Inc. in a positive and professional manner.
- Willingness and ability to travel, as necessary.
