What are the responsibilities and job description for the Project Manager position at Jones Development?
The ideal candidate will be responsible for planning, coordinating, and implementing projects within the decided-upon budget, timeline, and scope. They will also effectively monitor and present project updates to relevant stakeholders, clients, or project team members.
Responsibilities
- Review project specifications with the Estimating team
- Oversee and provide direction to general contractors, subcontractors and vendors during construction ensuring quality standards of the owner, designer and tenant are met
- Coordinate and assist with procurement and evaluation of vendor and supplier proposals to ensure timely awards
- Facilitate delivery, inspection and utilization of supplies, equipment and construction services
- Ensure proper and timely coordination with architects, engineers, vendors, contractors, tenants, lenders and others working on the project
- Proactively identify, mitigate and track recurring project and construction issues
- Review all project documentation to ensure compliance with any tenant specifications and/or lease requirements
- Attend and coordinate progress meeting, requiring regular trips to site (bi-weekly ideally) during construction including site visits, safety walks, punch list walks, quality walks and construction closeout
- Complete weekly reports documenting progress and issues, submittal logs, RFI's and meeting minutes
- Collaborate with accounting team, lender, title and contractors to fund pay applications in timely manner
- Respond to work delays, emergencies and other project disruptions
- Assist with miscellaneous projects
Qualifications
- Possess a proven track record of achievement across a variety of construction projects varying in type and size
- Ability to travel through the coastal United States as necessary
Education
- Bachelor's Degree or equivalent experience in Architecture, Engineering or Construction Management
Experience
- Five to ten years experience in management of construction or mechanical/civil engineering
- Strong knowledge of construction methods, technologies and the ability to interpret technical drawings and contracts
- Strong ability to manage multiple projects and contractors simultaneously with a constant eye on quality and safety
- Strong ability to juggle competing priorities in a fast-paced environment while maintaining accuracy and attention to detail
- Strong business acumen in project planning and management
- Strong verbal, written, and organizational skills
