Job Summary:
The Operations Manager for Meridian Property Management plays a pivotal role in overseeing the company's daily operations and ensuring the organization is managed with efficiency and effectiveness. You will be responsible for the day-to-day oversight of property management functions upholding the promise of world-class service for our tenants. This multifaceted position includes responsibilities related to maintenance and repairs; discussing, prioritizing, and scheduling upcoming work based on team members skills and experience. You will be instrumental in maintaining a well-functioning and safe working environment, contributing to both operational excellence and the overall success of Meridian Property Management. The Operations Manager will lead operations staff and maintenance technician team fostering a positive and collaborative work environment, nurturing professional growth and excellence.
Supervisory Responsibilities:
- Directs and oversees operations staff and maintenance technicians.
- Participates in the hiring and training of operations staff and maintenance technicians.
- Conducts performance evaluations that are timely and constructive.
- Handles discipline of employees as needed in accordance with company policy.
Duties/Responsibilities:
- Oversee day-to-day operations.
- Ensure efficient work schedules for maintenance technicians are in place.
- Prioritize and delegate tasks to ensure timely completion of maintenance projects.
- Monitor work progress and adjust as needed.
- Collaborate with team to plan and execute preventive maintenance programs.
- Streamline operational processes to optimize efficiency and resource utilization.
- Coordinate with external contractors for specialized repairs or projects.
- Oversee the transition of tenants during move-out, conduct property inspections as part of the move-out process.
- Identify cost-saving opportunities without compromising quality.
- Oversee the inventory of maintenance supplies and equipment, implement inventory control measures to prevent shortages and excesses.
- Monitor resident satisfaction and feedback, driving continuous improvement initiatives to enhance service quality.
- Communicate with tenants regarding scheduling or policy and procedures changes.
- Address tenant concerns and complaints related to operations or maintenance.
- Develop and implement a comprehensive quality control program to ensure adherence to industry standards and company policies.
- Conduct regular audits and inspections of property management processes, identifying areas for improvement and implementing corrective actions.
- Address and resolve any quality issues promptly.
- Ensure maintenance technicians adhere to safety protocols and regulations, conduct safety training, investigate and report accidents, and implement corrective measures.
- Stay updated on industry best practices and regulations, ensuring compliance with relevant standards.
- Generate reports on maintenance performance, expenses, and trends, provide regular updates to upper management and ownership on maintenance-related matters.
- Foster strong relationships with vendors, contractors, and partners to ensure seamless property management operations.
- Projects a positive image of the company to employees, residents, industry, and community.
