Job Description
The Preconstruction Estimator’s (PCE) role is to assist the Vice President of Pre-construction, Senior Project Manager, and other operations staff members with preconstruction pursuits from preliminary bids to budget procurement. PCE will primarily be responsible for setting up and maintaining preconstruction project records, subcontractor solicitations, scope estimating, and analyzing assigned projects. PCE will also be involved in assisting the project team during the buy-out and scope development for awarded projects.
GENERAL INFORMATION
- Exempt position
- Worksite location at construction job site trailer, or main offices, depending on company needs
- Reports to the Project Manager and all executive members of the company
- Works closely with Vice President of Pre-construction and Project Manager
RESPONSIBILITIES:
- Review design documents and complete an accurate quantity take-off for assigned scopes of work
- Actively review scope and quantity information with subcontractors in advance of bid day draft a Comparison of Bid (COB) sheet and ensure a complete scope of work
- Identify and solicit the “right” subcontractors for various preconstruction pursuits and ensure adequate subcontractor coverage in each scope of work
- Communicate “persistently” with subcontractors regarding involvement/interest in preconstruction pursuits and diligently follow up to review project scope and pricing prior to bid day
- Responsible for setting up the estimate bid binder & digital file, bidders' contact list, and invitations for preconstruction projects
- Review design iterations, addendums, updates, etc,. and identify changes in scope that may result in cost changes. Update COB to reflect the changes and adequately communicate said changes to bidders to ensure inclusion in bidders’ pricing. Make sure bidders receive updated design documents.
- Manage all project files, including but not limited to plans, permits, supplemental information
- Memorialize and distribute all meeting minutes within 24hrs
- Develop professional letters and memos as requested
- Develop and maintain good working relationships with development partners, architects, consultants, engineers, subcontractors, other project specialists, and team members to achieve mutual goals;
- Organize project-related tasks with key contributors to ensure adherence to project goal
MUST HAVES:
- Must have at least 5 years of experience estimating multi-family. (It doesn’t have to be all multi-family. It can be some multi-family and some commercial. Residential is not desired.)
- Must not have any records of felony convictions
- Must be able to go on occasional trips to job sites or outside agencies
- Must be a graduate from an accredited four-year college or university with major coursework in construction science, engineering, architecture, or other related field and/or equivalent experience
- Must have a valid driver's license and adequate insurance to travel for the company
- Must have experience in blueprint reading, estimating, developing budgets, analyzing information, reporting, Microsoft Office, Outlook, Excel, Word, and MS Project
NICE TO HAVES:
- Knowledge and experience in Procore or similar Project Management Software is a plus
- Bilingual in Spanish is a plus
