SERVICE MANAGER
SUMMARY
This role's primary responsibilities encompass the hands-on maintenance of the community, including overall inspection, repair, and general maintenance of market-ready apartments and other interiors/exterior areas. Acts as a “team leader” among the general maintenance staff in delegating, supervising, and directing the work of the department. This position requires a Valid Driver's License with no major infractions within the past 12 months.

JOB DUTIES
  • Prepares or assists in preparing all market-ready apartments in regards to painting, carpet cleaning, general repairs, housekeeping, etc.
  • Efficiently and effectively schedules subordinates, assuring that work orders and make-readies are completed correctly in a timely manner.
  • Monitors the maintenance and up-keep of all mechanical equipment on the community including, but not limited to, water heaters, HVAC units, etc. and performs various preventative maintenance functions and records findings in maintenance log.
  • Completes regular community inspections.
  • Responds to resident services requests and concerns in a timely manner.
  • Performs on-call emergency service as required.
  • Works along with maintenance staff in maintaining grounds and common areas and keeping them free of trash and debris.
  • Keep accurate inventory of all maintenance and cleaning supplies and reorder as needed from approved vendors.
  • Keep a record of all chemicals and their antidotes in an obvious or conspicuous place.
  • Possess working knowledge of OSHA and safety rules and regulations pertaining to property management and abide by same.
  • Assist Community Director whenever or wherever possible including, but not limited to, annual apartment inspections, check-ins, and check-outs, checking all grounds and common areas.
  • Possess knowledge of water and gas meter cut-offs, all apartment fixture cut-offs, sewer clean-outs and conspicuous posting of a map of same.
  • Make sure storage area entrances are locked and have adequate lighting.
  • Perform regular inspections of all units, buildings and common areas and see that repairs, gardening, clean up are done and all outside lights in hallways and common areas are replaced.
  • Represents the company in a professional manner at all times.
ADMINISTRATIVE/LEADERSHIP FUNCTIONS
  • As a team leader, this manager is responsible for the training and supervision of community maintenance staff.
  • Is typically involved with Community Director in hiring, interviews, training, and performance reviews of maintenance staff.
  • Ensures safe work practices are being followed by all maintenance staff.
  • Ensures that maintenance staff is performing to Company standards and that service requests are handled in a prompt, courteous and efficient manner.
  • Understands and complies with Fair Housing laws and standards.
  • Maintains open communication with the Community Director and other staff.
SKILLS, EXPERIENCE, AND EDUCATION
  • Requires skill and knowledge equivalent to a high school diploma.
  • Trade school and/or military training a plus.
  • Must have two to four years of experience doing apartment or home repairs or maintenance.
  • EPA, HVAC Certification or be willing to attain them.
  • Must have knowledge of OSHA safety rules and regulations.
  • Must have management skills.
  • Bilingual – Spanish is a plus.
  • Excellent customer service skills.
  • Must be able to work a flex schedule and be on-call for emergencies on weekends, evenings and holidays.
  • Valid Driver's License with no major violations within the past 12 months is required.

  • Requires the ability to sit or stand for long periods of time, with frequent interruptions, including reaching, bending, or carrying.
  • Requires manual dexterity with normal hand/finger movement and coordination.

  • Occasionally lifts, carries, positions, or moves objects weighing up to 50 pounds.
  • The working environment is typically outside.
  • Must have a valid state-issued driver’s license.
