Kamehameha Schools is hiring for a Land Operations Manager to support its lands in East Hawai'i. These lands are affectionately referred to as 'Aina Pauahi. This position will work closely with our Asset Management, Natural & Cultural Stewardship and Leasing and Transactions teams to support Hawai'i’s local food production, as well as to mitigate risks on 'Aina Pauahi. The ideal candidate will have strong people and communication skills, experience in engaging with community and emergency responders, self-driven and comfortable working independently in remote locations. Preferred candidate should also be familiar with property inspections, risk mitigation, mapping software, and will have an ability to read, understand, and create maps. Job Summary Under general direction of the Land Operations Manager II and/or Senior Land Operations Manager, implements property management plans and projects to achieve strategic and operational goals. Provides analysis and on-ground support to other KS divisions and oversees assigned assets within Kamehameha Schools’ (KS) portfolio of Hawaii real estate lands. Conducts detailed property inspections, solicits, and manages land maintenance vendors, and maintains relationships with internal and external stakeholders. Assists in developing procedures and processes to protect KS properties, mitigate risk, and limit unauthorized access. Essential Responsibilities Property Inspections and Management Under general direction, performs physical inspections of assets within a region or moku which could include conservation, agricultural, residential, and select commercial properties. Generates reports to verify lease agreement terms and conditions are being met. Recommends course of action to Asset Managers and Directors to bring defaults into compliance and monitors progress. Monitors access and land maintenance needs of unleased parcels. Intakes access requests for hunting and gathering of non-native species. Risk Analysis and Management Understands risk issues impacting assets or resources under their management. Analyzes, develops, recommends, and implements risk management plans. Identifies, recommends, and executes on corrective or preventative actions for high-risk exposure situations. Access Administration and Coordination Understands and implements property access procedures. Intakes access requests and coordinates entry and exit if access is approved. Intakes information for Right-of-Entry requests. Monitors access activity and completes post-access documentation. Assists with coordination and/or delivery of on-property educational, stewardship or promotional events. Enters transactions for land access requests and actions into PIMS. Security Procedures Assists with development and implementation of security procedures to minimize unauthorized access to KS properties. May require oversight and coordination of third-party services to provide monitoring services. Contract Administration Works collaboratively to identify and procure vendors to assist with land maintenance and risk mitigation needs. This includes drafting scopes of work, identifying budget, and consulting with Senior Manager or Director to determine whether issue requires emergency procurement. Monitors vendors to ensure contractual obligations are completed before payment is issued. Community and Government Relations Establishes and maintains relationships with local, state, and federal agencies, community groups, tenants, collaborators, neighboring property owners and vendors to protect KS property rights and reduce unauthorized activities on KS properties. May attend various public and community meetings to communicate KS plans for land, cultural, conservation, or natural resource management issues. Analyzes, recommends, and implements improvements to operational efficiencies within assigned area or region. Position Requirements Minimum Qualifications - An equivalent combination of education and experience may substitute for the requirements listed. Associate’s Degree with a concentration in political science, criminal justice/law enforcement, natural resource management, forestry, real estate, or closely related field. Minimum of 2 years of work experience in land, property management, security, law or conservation enforcement. Current and valid driver’s license. Demonstrated ability to maintain composure when faced with confrontational situations. Skilled at understanding needs and working towards resolution with little assistance. Ability to analyze situations and implement solutions within the context of KS plans and operations. Good customer service orientation. Demonstrated ability to manage highly confidential information using ethical conduct and discretion. Ability to read, understand, and create standard maps. Ability to operate GPS and camera equipment. Proficiency using GIS software and other computer systems. Good communication skills, written and verbal. Understanding of community and ecological issues in Hawaiʻi. Good project management skills and ability to lead projects. Must be comfortable working independently in remote, outdoor environment. Preferred Qualifications Strong understanding of Hawaii land ownership and geography. Escrow, real estate or mortgage origination experience. Knowledge of agricultural, conservation, ranching and forestry practices. Working knowledge of real estate contracts, leases and rental agreements. Fire, Pesticide Monitoring Training. Physical Requirements Ability to hike to remote areas. Frequently walk and/or stand. Occasionally sits, perform desk-based computer tasks, write by hand, and grasp light or fine manipulation, talk or hear. Lift and/or carry, push and/or pull objects weighing up to 50 pounds unassisted and 75 pounds assisted by another person and/or equipment (e.g., hoisting equipment, hand truck, etc.). Occasionally twist, bend, stoop, squat, kneel, crawl, climb, reach or work above shoulder, or grasp forcefully. Working Conditions This position involves traveling to various locations, including neighbor islands to conduct business. Job requires work outdoors with exposure to the elements. Work is typically conducted in the field, and occasionally in an office environment. Work is not typically limited to normal business hours and days. Evening and weekend hours are often required to meet goals and objectives.
