Kamehameha Schools is hiring for a high performing Senior Land Operations Manager to support its lands in West Hawai'i. These lands are affectionately referred to as 'Aina Pauahi. This position will work closely with our Asset Management, Natural & Cultural Stewardship and Leasing and Transactions teams to support Hawai'i’s local food production, as well as to mitigate risks on 'Aina Pauahi. The ideal candidate will have strong people and communication skills, experience in engaging with community and emergency responders, self-driven and comfortable working independently in remote locations. Preferred candidate should also be familiar with property inspections, risk mitigation, mapping software, and will have an ability to read, understand, and create maps. Job Summary Develops and leads integrated strategic planning and coordinates implementation of management plans and projects for large, complex assets to achieve strategic and operational goals. Leads in providing strategic direction, procedures and operational guidance for the management of Hawaii real estate land assets and establishes and maintains relationships with internal and external stakeholders, interfacing with other KS programs and optimizing KS’ five values. May supervise Land Operations Manager I/II. Provides analysis and on-ground support to other KS divisions and oversees assigned assets within Kamehameha Schools’ (KS) portfolio of agricultural and conservation lands. Conducts detailed property inspections, recruits and manages land maintenance vendors, and maintains relationships with internal and external stakeholders. Leads in developing procedures and processes to protect KS properties, mitigate risk, and limit unauthorized access. Essential Responsibilities Property Inspections and Management Leads in coordinating and conducting physical inspections of large and/or complex assets statewide which could include conservation, agricultural, residential, and select commercial properties. Generates reports to verify lease agreement terms and conditions are being met. Continually reviews and identifies ways to improve property inspection procedures. Researches and recommends solutions to Asset Managers and Directors to bring defaults into compliance and to improve land use effectiveness and efficiencies. Works with Assets Managers, Resource Managers and Directors on strategies to manage progress and incorporates changes into new practices to minimize defaults. Continually analyzes and develops methods to improve operational efficiencies across the Group. May oversee land assets in which KS directly manages and in which primary effort by KS is to provide land maintenance, assess and respond to natural hazards and mitigate trespass. Leads due diligence on access requests for hunting and gathering of non-native species. May issue permits or Right-of Entry agreements. Risk Analysis and Management Analyzes, develops, and implements strategic direction, procedures, and risk management operational guidance for multiple moku or statewide properties. Develops recommendation and executes on corrective or preventative actions for complex, high risk exposure situations. Routinely develops and recommends solutions for continual process improvement and efficiencies that may be adopted across multiple regions or statewide. Leads in managing annual budget to manage risk within an assigned area, region, and/or moku. Access Administration and Coordination Develops, administers and implements property access procedures. Intakes, reviews and approves public access requests and issues permit or Right-of-Entry based on delegated authority. Monitors property access procedures and develops broader procedures to improve access practices to be adopted across all properties. Evaluates multiple scenarios and advocates the best course of action for community and educational access requests in consideration of KS mission and reputation of the organization. Leads in coordination of on-property educational, stewardship or promotional events. Leads in developing and updating fire and emergency response plans and access coordination to KS properties for first responders. Security Procedures Oversees the development, administration, and implementation of security procedures to minimize unauthorized access to KS properties. May require oversight and coordination of third-party services to provide monitoring services. Leads in developing property access procedures and develops broader procedures to minimize unauthorized access to be adopted across multiple properties. Develops and recommends solutions for process improvement and efficiencies. Contract Administration Leads bid process to secure vendors to complete complex land maintenance, land assessments and risk mitigation needs. Determines whether issue requires emergency procurement. Monitors vendors to ensure contractual obligations are completed before payment is issued. Community and Government Relations Leads in establishing and maintaining relationships with local, state and federal agencies, community groups, tenants, collaborators, neighboring property owners and vendors to protect KS property rights and reduce unauthorized activities on KS properties Attends various public and community meetings to communicate KS plans for land, cultural, conservation, or natural resource management issues. Analyzes, recommends, and implements operational efficiencies that have broad, multi-region or statewide impact. Team Development Leads in identifying and coordinating annual training needs to improve staff safety and preparedness in the field. May manage a small unit of staff, which could include resource managers, operations staff, interns and/or office administrative staff. Prioritizes and allocates resources between and within projects and programs under management and in alignment with KS’ strategic goals. Position Requirements Minimum Qualifications - An equivalent combination of education and experience may substitute for the requirements listed. Associate’s Degree with a concentration in political science, criminal justice/law enforcement, natural resource management, forestry, real estate or closely related field. Minimum of 7 years of related work experience in land, property management, security, law, or conservation enforcement. Minimum of 1 year experience as a lead or supervisor. Current and valid driver’s license. Proven ability to maintain composure when faced with confrontational situations and highly skilled at defusing complex situations with skill and ease. Able to assist others to work through conflict. Proven ability to analyze complex situations and create and implement innovative solutions issues within the context of KS plans and operations. Excellent customer service orientation and ability to establish customer service standards and train others. Ability to work independently in a highly dynamic work environment. Demonstrate ability to manage highly confidential information using ethical conduct and discretion. Ability to read, understand, and create complex maps. Ability to operate GPS and camera equipment and train others to operate equipment. Ability to use GIS software and other computer systems and train others to operate software/systems. Excellent communication skills, written and verbal. Strong understanding of community and ecological issues in Hawaiʻi. Able to anticipate community issues and is aware of future environmental issues. Excellent project management skills and ability to lead complex and multiple projects. Ability to balance business perspectives with good understanding of situational context to select the best course of action for the organization. Negotiation and influence – effectively works with others to reach mutually beneficial agreements and affect important outcomes. Possesses analytical skills and ability to understand key business and operational issues and uses this expertise to support Group activities and guide decisions. Manage relationships to create optimal opportunities and move the organization forward. Demonstrated organizational competencies of accountability, change effectiveness, collaboration and teamwork, communication, Hawaiian cultural commitment, and innovation. Must be comfortable working independently in remote, outdoor environment. Preferred Qualifications Bachelor's Degree in related field. Strong understanding of Hawaii land ownership and geography. Escrow, real estate or mortgage origination experience. Strong knowledge of agricultural, conservation, ranching and forestry practices and ability to incorporate practices into operational outcomes. Working knowledge of real estate contracts, leases and rental agreements. Fire, Pesticide Monitoring Training. Physical Requirements Ability to hike to remote areas. Frequently walk and/or stand. Occasionally sits, perform desk-based computer tasks, write by hand, and grasp light or fine manipulation, talk or hear. Lift and/or carry, push and/or pull objects weighing up to 50 pounds unassisted and 75 pounds assisted by another person and/or equipment (e.g., hoisting equipment, hand truck, etc.). Occasionally twist, bend, stoop, squat, kneel, crawl, climb, reach or work above shoulder, or grasp forcefully. Working Conditions This position involves traveling to various locations, including neighbor islands to conduct business. Job requires work outdoors with exposure to the elements. Work is typically conducted in the field, and occasionally in an office environment. Work is not typically limited to normal business hours and days. Evening and weekend hours are often required to meet goals and objectives.
