Job Summary
We are seeking a detail-oriented and analytical Appraiser to join our team. The ideal candidate will be responsible for evaluating properties to determine their market value, utilizing various appraisal methods and techniques. This role requires a strong understanding of real estate appraisal principles, financial analysis, and quantitative research. The Appraiser will work closely with clients, stakeholders, and other professionals to provide accurate assessments that inform decision-making processes.
Duties
- Conduct thorough property inspections and assessments to evaluate the condition and features of residential and commercial properties.
- Utilize various appraisal methodologies to determine property values, including the sales comparison approach, cost approach, and income approach.
- Perform financial analysis to assess the economic viability of properties, including understanding financial concepts related to real estate.
- Collect and analyze data from multiple sources, including GIS tools for geographic information analysis.
- Research local market trends and conditions that may impact property values.
- Prepare detailed appraisal reports that clearly communicate findings and conclusions to clients.
- Stay updated on industry regulations, standards, and best practices related to real estate appraisal.
- Collaborate with other professionals in the field, including real estate agents, lenders, and tax assessors.
Experience
- Proven experience in real estate appraisal or a related field is preferred.
- Strong mathematical skills with the ability to perform complex calculations accurately.
- Familiarity with financial concepts relevant to property valuation and investment analysis.
- Experience in quantitative research methods for data collection and analysis.
- Knowledge of Low-Income Housing Tax Credit (LIHTC) programs is a plus.
- Proficiency in Geographic Information Systems (GIS) for mapping and spatial analysis is desirable.
- Excellent research skills with attention to detail in data collection and reporting.
