POSITION TITLE: Facilities Maintenance Manager
REPORTS TO: Director of Operations
DIRECT REPORTS: Janitorial Staff
FLSA STATUS: Non-Exempt; regular full-time; employment-at-will position.
SCHEDULE: 40 hours per week, Monday-Friday, 7 AM-4 PM, with occasional flexibility for projects.
PURPOSE: The Facilities Maintenance Manager ensures the safety, functionality, and upkeep of Kanza’s indoor and outdoor facilities. Responsibilities include supervising janitorial staff, managing maintenance schedules, performing preventative maintenance, and ensuring a clean, safe environment for staff, clients, and visitors.
ESSENTIAL JOB FUNCTIONS:
- Coordinate, schedule, and personally complete most preventative maintenance and repairs for both interior and exterior facilities, utilizing external contractors only when necessary.
- Inspect and maintain HVAC, plumbing, lighting, and other critical facility systems to ensure safe and efficient operation, performing minor repairs as needed.
- Supervise janitorial staff, including scheduling, assigning tasks, providing training, and delivering performance feedback.
- Train staff in proper cleaning methods, workplace safety, and emergency procedures.
- Ensure compliance with health, safety, and facility regulations, including conducting regular safety audits, addressing hazards, and overseeing the use of personal protective equipment (PPE).
- Maintain outdoor areas, including landscaping, walkways, parking lots, and seasonal tasks such as snow removal, lawn care, and leaf clearing.
- Inspect outdoor lighting and signage regularly for functionality and safety.
- Maintain records of inspections, repairs, and maintenance schedules to ensure regulatory compliance.
- Manage and restock cleaning supplies and equipment to ensure all necessary materials are available and in good working condition.
- Assist with setting up and breaking down furniture and equipment for events, meetings, and other activities.
- Serve as the primary contact for facility-related emergencies, such as leaks, power failures, and HVAC issues.
OTHER DUTIES:
- Perform deep cleaning tasks periodically, including carpet shampooing, window washing, and high dusting.
- Coordinate urgent repairs with external services as needed.
- Provide coverage for additional duties during staff absences or peak work periods.

REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES:
- High school diploma or GED.
- Previous janitorial/maintenance experience.
- Basic computer skills and familiarity with facilities management software.
- Ability to operate heavy equipment and machinery.
- Valid driver’s license.
- Strong leadership, communication, and problem-solving skills.
- Knowledge of cleaning supplies, chemicals, and standard maintenance procedures.
- Effective time management and ability to work independently.
- Proficiency in English.
PHYSICAL DEMANDS:
- Ability to stand, walk, sit, climb, and navigate the facility for extended periods.
- Regularly lift, move, or adjust objects up to 50 pounds.
- Perform tasks requiring bending, kneeling, stooping, reaching, and hand-eye coordination.
- Communicate effectively in person and by phone, responding to alarms or emergencies.
- Work outdoors in varying weather conditions and at heights or in confined spaces as needed.
WORKING ENVIRONMENT: The workplace is primarily office and clinic-based, with occasional tasks in maintenance and janitorial areas. Employees may encounter noise, dust, chemicals, and outdoor elements. PPE is required for certain tasks to ensure safety.

SALARY RANGE FOR THIS POSITION: Salary commensurate with experience and Kanza MHGC salary structure.
