Position Summary: This is an exciting opportunity to join the team in a period of strategic growth as an Acquisitions Development Manager. KCG is looking for a self-driven individual with aspirations for personal growth and future advancement to perform the following:
Primary Responsibilities:
- Lead and manage key LIHTC developer project tasks including coordination of due diligence, site visits, state agency, HUD, relocation plans and soft funding applications as well as collaboration with internal KCG departments to drive projects forward with efficiency
- Assist in the identification and underwriting of multifamily affordable opportunities for project viability and ultimate acquisition
- Assist in contract preparations and negotiations of potential properties
- Prepare and present department packages for Investment and Operations Committee meetings
- Research and track key metrics by state to aid in acquisition decision-making, such as Private Activity Bond availability, state credits, soft funds, property tax exemption potential, etc.
- Manage operating and development budgets from the pre-acquisition phase through to transaction closing
- Coordinate and review third party due diligence (i.e. market studies, rent comp studies, appraisals, environmental, Geotech, survey, engineering, architectural, design, marketing, etc.
- Responsible for managing properties through the project life cycle using company supported software database (DealPath)
- Assist in the preparation and submission of both initial and final tax credit applications, HUD submissions and various other financing applications
- Assist in completing required reports to state housing finance agencies
- Assist with the closing related due diligence in connection with debt and equity partners
- Assist in the preparation of presentations for community meetings and government approvals
- Contribute in all phases of the deal and have an understanding of the project from sourcing through stabilization
Qualifications and Requirements:
- Must be an organized, entrepreneurial leader with attention to detail and strong analytical, project management, time management and problem-solving abilities
- Must possess excellent verbal and written communication and be able to multitask efficiently in a fast paced work environment
- Experience with financial modeling, market research, and real estate valuation strongly preferred
- Bachelor's Degree or equivalent, ideally in Business, Real Estate, Finance, Architecture, Urban Planning, Engineering, or a similar field with at least 2 years’ experience
- 3 years of LIHTC and/or HUD experience strongly preferred
- Ability and willingness to travel
