What are the responsibilities and job description for the Commercial Project Manager position at KCI Construction?
Purpose: Project Manager partners with the project management team and superintendents in all facets of assigned project (s), including, safety, planning, project schedule, project documentation, managing risk, profitability, and overall day-to-day operations, resulting in a profitable, well-constructed project. The Project Manager leads construction projects proactively from the bidding stage through planning, buyout, construction, close-out, and warranty phases. Responsible for ensuring client satisfaction, maintaining project quality, controlling costs, and adhering to schedules, the Project Manager collaborates closely with Project Superintendents and Project Engineers. Adheres to corporate policies and procedures, upholds ethical standards, and exemplifies GRiT values, with a particular emphasis on integrity.
Key Responsibilities:
- Determine the most cost-effective use of construction methods and use of personnel, material, and equipment.
- Manage all financial aspects of project, from job setup to monthly billings, forecasting, and final closeout, to ensure that project meets profitability goals.
- Represent KCI in business development efforts, including Owner/Architect engagement, active participation in community and industry organizations, and company events.
- Manage commitments to Subcontractors and Suppliers, ensuring internal compliance with procurement policies and vendor compliance with contract terms.
- Monitor maintenance of as-built drawings with Superintendent, as required. Ensure as-built drawings are transferred to permanent records.
- Work to resolve design/detail problems with owners, engineers, architects, suppliers, and subcontractors.
- Prepare at various stages (pre-bid, post award, etc.) and update as necessary the CPM Schedule in coordination with the Superintendent.
- Maintain submittal log and RFI log, providing timely responses to project questions.
- Track production on self-performed work; coordinate with team to ensure production goals are being met.
- Prepare project status reports; attend/participate in project status meetings.
- Lead project-close out activities.
- Act as the company representative/liaison with the Owner, Architect, and Engineer.
- Prepare and manage project budget proactively, forecasting final project costs monthly.
- Perform additional assignments as needed.
Qualifications/Experience:
- Alignment with KCI GRiT values.
- Bachelor’s Degree in Engineering, Construction Management, or related field required.
- Three to five years’ experience in commercial construction required.
- Relevant experience supporting $10 million projects from conception through completion.
- Ability to read and interpret drawings.
- A high degree of integrity.
- Effective interpersonal skills.
- Excellent communication skills, both oral and written.
- Ability to meet deadlines with attention to detail.
- Success factors include being a self-starter, strong work ethic, team player, time management, and organized.
- Proficient in Microsoft Office, and P6; Vista/ProjectSight experience a plus, but not required.
