This role is crucial in managing trade partner relationships, negotiating pricing, and ensuring smooth purchasing processes to maintain cost-effective and high-quality construction.
Key Responsibilities
- Trade Partner & Supplier Management: Identify, qualify, and hire trade partners and suppliers while maintaining strong, long-term relationships.
- Negotiation & Cost Control: Negotiate competitive pricing, terms, and rebates with trade partners and manufacturers to optimize cost-efficiency.
- Budget & Purchase Orders: Generate accurate purchase orders and cost budgets for each project to support smooth operations.
- Compliance & Documentation: Ensure all trade partners meet necessary documentation requirements, including contracts, insurance, and occupational licenses, updating annually.
- Construction Support: Work closely with production teams to provide accurate estimates, minimize budget variances, and support construction schedules.
- Process Improvement: Establish and refine purchasing procedures to enhance efficiency and cost savings.
- Market Research & Innovation: Stay updated on trends, new products, and technologies to enhance homebuilding practices.
- Option Pricing & Customer Support: Maintain and update the Option Price Book for the sales team and process customer price requests and change orders promptly.
- Experience in purchasing, estimating, or procurement in the construction or homebuilding industry.
- Proficiency in Microsoft Office Suite and ability to interpret blueprints (AutoCAD knowledge preferred).
- Strong negotiation, organizational, and problem-solving skills.
- Ability to analyze job cost variances and implement corrective measures.
- Knowledge of construction materials, techniques, and industry trends.
- Bachelor's degree in construction management, business, or related field preferred.
