Kelley Commercial Partners, A commercial real estate firm located in downtown Little Rock, is looking for an energetic and talented individual to join our team as a Property Manager.
Job Summary: The Property Manager is responsible for a full range of administrative and property management functions, including but not limited to: budgeting, oversight of building operations, coordination and supervision of facility maintenance and repair, tenant and owner relations, marketing, and financial reporting.

- Establish and maintain a good working relationship with ownership of managed properties
- Communicate leasing and building performance regularly
- Meet annually with ownership to review budget, performance and set new ownership goals for the upcoming year.
- Creating monthly report (Operating Statement) detailing property operations, financials, and other areas of significance.
- Coordinating loan and/or refinance of property as required by ownership
- Maintaining the physical asset
- Supervises employees and contractors.
- Assures adherence to specifications (contractual; operations manual).
- Conducts formal site inspections of building interior and exterior.
- Makes recommendations for physical repairs and/or replacements.
- Ensures observance of safety regulations.
- Monitor insurance requirements for property and tenants ensuring that the property’s and each tenant’s insurance is current and within the guidelines required in the mortgage, lease, and or property management agreement.
- Ensure safety compliance measures, such as fire alarm testing, for all leased properties for which the incumbent manages, which includes coordinating with Fire Marshall, tenants, and vendors.
- Arrange for preventative maintenance and repairs to property, which includes contacting and coordinating providers for repairs and maintenance with tenants and building management.
- Use professional knowledge of commercial leasing and specifics of the various leases and tenants to ensure tenant activities comply with lease, property, and security requirements, and use independent judgment and discretion to draft compliance letters for tenants not complying with lease, property, and/or security requirements.
- Monitors Critical dates for loans, insurance, and leases
- Marketing and leasing
- Supervises leasing personnel.
- Regularly evaluates market conditions and property comparables.
- Implements marketing plan.
- Periodically reviews rental applications and lease forms for accuracy and compliance with established policies and procedures in.
- Makes recommendations to improve marketing and leasing programs.
- Rent management
- Supervises rent collection in accordance with the Lease Agreements.
- Approves and monitors rental rate recommendations for new leases and renewals based on current market information.
- Financial reporting and control
- Reviews and helps develop annual property management plan and operating budget.
- Reviews all monthly financial reports.
- Approves payments (payroll, invoices).
- Approves expenditures in accordance with Management Agreement.
- Administration
- Coordinates employee selection and training, and ensures that all supervised employees comply with the appropriate policies and procedures.
- Oversee maintenance of detailed history of managed properties, which includes information on accounts receivable, physical building repairs, tenant issues, etc.
- Interfaces with outside professionals regarding legal, accounting, insurance, tax, and other matters, as appropriate.
- Act as key and main contact for owners, residents, vendors, and co-workers regarding assigned managed properties, and visit with tenants periodically.
- Resolve tenant complaints and ensure all customer complaints are handled promptly and appropriately.
- Spends agreed-upon percentage of time on education/media review on updated technology within our market to present to ownership
- Community involvement and networking for potential new business.
- Attend bi-weekly property management meetings, as necessary.
- Work in a constant state of alertness and concentrate for long periods of time.
- Maintain a positive attendance record, which includes regular and predictable attendance and work schedule.
- Perform other duties as assigned.
Qualifications:
Education/Experience:
- Three years minimum of real estate or equivalent experience is required. A 4-year college degree or additional RE experience coupled with a professional designation of either RPA or CPM.
