Scope of Work
Under the general guidance of the Commercial Credit Manager, the incumbent is responsible for assisting in the Bank’s commercial appraisal review function to ensure its independence and conformance to regulatory requirements/guidance. Primary duties include the compliance review of low risk commercial appraisals and assisting with the administrative management of the appraisal functions in the Bank.
Essential Functions (3)
Review of Commercial Appraisals:
Conducts written reviews for commercial appraisals provided by third-party vendors based on, and in accordance with, applicable standards and guidance of regulatory agencies;
Communicates with third-party commercial appraisal vendors throughout the appraisal and appraisal review process;
Ensures that the appropriate value of the Bank's real estate collateral has been determined in conformance with USPAP and Interagency Appraisal and Evaluation Guidelines.
Perform Validations of Existing Commercial Appraisals:
Performs written validations of existing commercial appraisals in accordance with, applicable guidance of regulatory agencies;
Studies and monitors the local real estate market with respect to reviewing and developing credible evaluations.
Support of the Appraisal Department:
Performs administrative functions required for the Appraisal Review Department to run smoothly and in accordance with, applicable guidance of regulatory agencies.
Trains, motivates and provides performance feedback to employees.
Exhibits strong leadership by creating and promoting a positive environment, influencing others to achieve common goals and fostering effective relationships
Communicates with the appraiser to resolve any issues/questions that may arise.
Reviews residential appraisals at the request of retail underwriting to reconcile errors/omissions; or to reconcile differences between appraisals when two are obtained.
Makes recommendations to the Commercial Credit Manager for an appraiser’s inclusion or exclusion from the Bank’s approved appraiser list.
Conducts annual review and produces report summarizing the overall quality level of each of the Bank’s fee appraisers.

Desired Knowledge, Skills & Abilities:
Knowledge of York County, ME and Seacoast, NH commercial real estate market is preferred
Familiarity with banking regulations pertaining to real estate valuation including FDICIA, FIRREA, USPAP and Interagency Guidelines is preferred
Displays high level of regard for trust and confidentiality
Proficient in Microsoft Office Products
Experience with Valutrac system preferred
Displays strong written and verbal communication skills
Displays strong organization skills and the ability to multi-task to meet established deadlines
Demonstrates a high level of accuracy and attention to detail
Effectively uses analytical skills to solve technical, as well as, non-technical problems
Ability to adapt to change
Desired Job Experience
2 years of commercial real estate, commercial real estate lending experience, or other commensurate experience and education is preferred
Experience in a professional, service focused, and fast-paced environment
Desired Education
Four year Bachelor’s Degree Economics or Finance is preferred
Working Conditions/Minimum Physical Requirements
Physical surroundings are generally pleasant and comfortable with minimal exposure to injury or other hazards
Dexterity of hands and fingers to operate a computer and other office equipment
Lifting and moving of moderately heavy objects on occasion
Normally seated for extended periods of time
