SR. PROJECT DIRECTOR | OPPORTUNITY & POSITION SCOPE:
This critical and visible member of the leadership team will be responsible for owning and optimizing client relationships throughout the entire construction project lifecycle - from project estimation/ job costing, to full oversight of a diverse book of projects as the primary customer liaison. The Sr. Project Director will leverage a deep understanding of various commercial construction methodologies and procedures, and seek out business opportunities that meet business objectives, goals, and the organizational mission.
The Sr. Project Director will be capable of functioning both strategically (to align sales, customer relationships, and project financials/strategies to business values) as well as tactically (to “roll up sleeves” with minimal ego and oversee Project Managers on multifaceted project plans). They must successfully navigate a fast-paced, high-growth business environment requiring broad and diverse business expertise spanning:
Estimation & Proposal Management:
- Oversee estimation processes, including subcontractor selection and job costing, ensuring accuracy in proposals and alignment with client expectations.
- Submit detailed RFIs and manage subcontractor bids, ensuring accurate and on time estimations.
- Act as the final reviewer of all estimates, contracts, and project scopes before client submission.
Client & Stakeholder Relations:
- Serve as the primary liaison between clients and the internal team, ensuring all communication and project expectations are clear throughout the lifecycle.
- Host project kick-off meetings and conduct regular client check-ins, addressing concerns and managing escalations as needed.
- Ensure all project documentation and communications are properly saved in the management system for seamless project execution.
Project & Financial Management:
- Oversee project costs, budgets, and timelines, partnering with project managers and accounting to ensure financial accuracy and profitability.
- Monitor and negotiate any changes to the project scope, handling change orders with clients, architects, and subcontractors.
- Lead milestone reviews and site inspections to ensure projects remain on track, from demo to final completion.
Business Development:
- Generate and close sales leads from internal referrals, business development efforts, and personal networks, targeting major accounts and facility/property management executives.
- Actively participate in RFP presentations and interviews, representing the company at industry functions and client meetings.
Team Leadership & Collaboration:
- Mentor and support the project and preconstruction teams, helping them meet performance standards and ensuring alignment with project objectives.
- Lead internal preconstruction meetings with key stakeholders to ensure roles and responsibilities are clear and aligned with project requirements.
- Provide ongoing training and support to team members, ensuring their growth and preparedness for successful project execution.
Experience & Knowledge Requirements:
- 10-12 years’ experience in general contracting and/or construction environments specializing in Insurance, Reconstruction, and/or Capital Improvement projects is a must.
- 7 years’ experience in Estimation (job costing) and demonstrate a solid understanding of business and project financials (as well as associated systems/ platforms).
- Proven track record overseeing complex construction projects from start to finish, managing resources, timelines, budgets, and stakeholders while serving as the primary interface with external vendors, customers, partners, and subcontractors.
- Demonstrated success building strong relationships and maintaining effective communication with customers and third-party resources, while implementing project controls, safeguarding company assets, and leveraging technology (ADP, ERP, Microsoft Office, etc.) for process efficiency.
- Four-year degree, preferably in Construction, Project Management, or related field strongly preferred.
