As a Director of Building Services, you will carry out our mission to improve the experience of aging together by planning, organizing, and directing the overall operation of the Building Services Department in accordance with applicable federal, state, and local standards, guidelines, and regulations, which include facilities repair and maintenance, construction management, security and safety, central supply and transportation.
What will I do as a Director of Building Services?
- Physical Plant: Oversees the operation of the physical plant including buildings, grounds, and equipment that supplies water, power, steam, and heating/cooling. Make recommendations for improvements to the physical plant and operation. Develops and recommends policies and procedures to organize and direct changes, repairs, and additions to Keswick's physical plant in accordance with applicable federal, state, and local standards. Maintains updated documentation of buildings and equipment to ensure knowledge of facility changes and upgrades.
- Facilities: Plans, implements, and evaluates a system for maintaining, repairing, and improving buildings, grounds, and equipment to provide an attractive and home-like environment for residents/patients, staff, and visitors. Performs weekly building inspections; creates a work log to generate work orders. Maintains an effective work order system to ensure quick response and that the correct repairs are completed with tracking for QA.
- Maintenance & Life Cycle: Plans, implements, and evaluates a comprehensive preventative maintenance program and replacement schedule to ensure continued efficient and reliable operation. Evaluates equipment life cycles and maintains a five-year capital plan.
- Construction Management: Oversees construction, equipment installation and capital expenditures. Manages the work of contractors, negotiates contracts, and oversees the work of contractors for repairs, renovations, and new construction; inspects completed work for conformance to contract and blueprint specifications to ensure the quality of the work.
- Security: Ensures a secure and safe environment for the residents, staff, and visitors in and around the facility. Supports the policies and procedures regarding safety and security, including visitor procedures and employee badging. Provides support to security operations when the VP of Facilities is not available.
- Life Safety: Plans, implements, and evaluates programs that protect the safety and welfare of residents/patients, visitors, staff, and property. Enforces sound safety procedures. Performs the duties of Safety Officer and Fire Marshall to plan and ensure safety compliance throughout the facility through training and drills. Develops, and maintains policies and procedures for all aspects of Building Services and the Emergency Preparedness Program. Educates staff and conducts in-service programs on safety practices. Oversees the hazardous materials program and maintains the SDS manuals.
- Central Supply: Oversees the Central Supply operation and staff to ensure that the proper supplies are always on hand for normal operations and emergency situations.
- Transportation: Oversees the maintenance, licensing, and required inspections of the facility vehicles to ensure the safe reliable operation the equipment.
- Staff Management: This position oversees the Building Services staff as assigned, ensuring that the highest level of performance and customer satisfaction, proper scheduling, timely completion of annual reviews, and that proper payroll procedures are followed. Coaches and trains employees to the highest performance possible, uses performance reviews to evaluate and improve staff development. Maintains employee satisfaction to the highest level possible.
- Compliance: Ensures compliance with applicable federal, state, and local standards and regulations including COMAR, ADA, OSHA, CMS, Life Safety Code and NFPA. Directs Building Services preparation and response to federal, state, and local surveys and inspections. Develops and follows up on any plans of correction. Follows up on complaints from residents/patients, families, or staff to ensure all issues are addressed.
- Administration: Develops departmental financial plan, annual operating budget, departmental targets, and capital budget. Monitors financial performance to maintain a balanced budget; revises budgets as necessary; justifies variances. Maintains a staffing plan to carry out Building Services goals. Reviews vendor contracts and negotiates to optimize services and costs. Maintains continuing quality assessment, improvement, and evaluation of service delivery. Recruits, interviews, hires, evaluates, and insures training for department staff.
What is required in this position?
- KNOWLEDGE OF: Federal, state, and local standards and regulations for buildings, grounds, equipment, and maintenance including COMAR, ADA, OSHA, CMS, Life Safety Code, and other related NFPA codes. Understands overall building maintenance, has solid troubleshooting skills, and handles construction management along with grounds and property management. Understands preventative maintenance systems, equipment management needs, basic infection control concepts and procedures.
- Comprehends the elements of fire and disaster programs including community emergency resources, in-house emergency equipment needs, evacuation resources and requirements, emergency procedures for personal injuries. Recognizes and has a basic understanding of potential legal liability of the facility. Microsoft Office applications include word processing, spreadsheets and presentations and other software applications relating to the operation of the Building Services Department.
- SKILL IN: Analyzing physical plant needs and recognizing environmental impact on residents, staff, and visitors. Interpreting and applying building, fire, safety, and life safety codes to meet the needs of the facility. Reading and interpreting blueprints. Crisis management and skill in prioritizing workload based on emergent needs. Interpersonal, verbal, and written communication; dealing tactfully with residents, family, staff, sponsors, visitors, government agencies/personnel. Must maintain critical thinking, time management, and organizational skills. Ability to make independent, timely decisions. Leadership skills in team building, motivating others, conflict management and resolution.
- Requires 10 years' experience in plant operations and facilities management, including 5 years in a supervisory capacity in maintenance building operations or equivalent. Experience in the healthcare industry with a CHFM Certification preferred.
- Boiler or HVAC experience and license preferred.
