Maintenance Supervisor
Reports to: Property Manager
JOB OBJECTIVES
This position is primarily responsible for supervising and coordinating activities of workers engaged in maintaining and repairing physical structures of buildings and grounds by performing the following duties.
ESSENTIAL DUTIES
Property Management
- Initiates and manages all core maintenance business processes.
- Physically walks and inspects property on a daily basis, including vacant and occupied apartments as needed.
- Ensures daily safety logs are maintained.
- Consistently and effectively communicates with the Property Manager and relevant teams regarding property performance.
- Maintains relationships with residents, associates and vendors on a professional level at all times.
- Ensures monthly and yearly inspections are performed and logged in accordance with city and state codes.
- Responsible for securing bids for different projects required for the property, in accordance with budget.
- Maintains and manages maintenance facilities, golf carts, and other equipment storage areas.
- Maintains chillers, cooling towers/fluid coolers and closed loop water source air handlers.
- Maintains commercial water heaters, boilers, and exchange units.
- Maintains dedicated outside air units (AAON).
- Ensures compliance of all OSHA safety protocols.
- Ensures the property curb appeal meets all company standards, by both direction and in coordination with the property manager’s expectations.
- Confers with residents on issues and follow-ups with service related issues when required.
- Follows through on resident problems to satisfactory resolution and communicate problems to any necessary party to facilitate resolution.
Reporting
- In coordination with the Property Manager, review and ensure maintenance and capital expenditures budget goals are met each month.
- Ensures all vendors are expediting tasks on scheduled days.
- Directs vendors engaged in ground maintenance activities, such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse to ensure the property objectives are met regarding curb appeal and resident retention
- Must have reliable transportation for property errands.
- Must have HVAC/EPA Certification
Other Duties: (as needed/assigned) * Assist colleagues, Property Manager, and employees as needed.
- Assist in gathering and facilitating bids as needed.
- Assist in the development and implementation of preventative maintenance plans for the property.
- Assist in Property Evaluations and site visits.
- Ability to lift 50 or more pounds.
- Other duties as assigned.

ESSENTIAL TECHNICAL SKILLS
- Must be able to utilize Facilities in Onesite as needed.
- Minimum 2 years experience with the following:
- Chillers, cooling towers/fluid coolers and closed loop water source air handlers.
- Commercial water heaters, boilers, and exchange units.
- Dedicated Outside Air Units (AAON)
- Water treatment management
- Policy and Procedure implementation
- OSHA Safety protocol compliance
DESIRED EDUCATION AND/OR EXPERIENCE
- B.A./B.S. degree
- 3 years in an on-site property maintenance role.
