What are the responsibilities and job description for the Senior Property Manager position at KG Investment Properties, LLC?
We are seeking a Senior Property Manager that will be responsible for a diverse commercial real estate portfolio in the Seattle / Bellevue area, managing the daily operations, ensuring tenant satisfaction, financial oversight, and property maintenance.
Key Responsibilities:
- Tenant & Client Relations: Build strong relationships with tenants and client, proactively address tenant needs, conduct property inspections, and support leasing efforts.
- Lease Administration: Review lease documents, track expirations, and ensure compliance with lease provisions, rent escalations operating expenses and other obligations.
- Construction Management: Oversee improvement projects, manage budgets, and monitor project progress and project cost tracking.
- Financial Management: Work with property manager, accountants on reporting, budgeting, rent collection, and expense tracking ensuring compliance to client guidelines.
- Vendor Relations: Manage contracts, monitor performance, and ensure compliance.
- Acquisitions/Dispositions: Assist with new property transitions and due diligence for property acquisitions and dispositions.
Qualifications:
- Bachelor's degree preferred and 5 years in commercial property management.
- Washington State Real Estate License.
- Strong communication, organization, and financial analysis skills.
- Proficiency in Yardi or real estate accounting software.
Supervisory Role:
Manages and develops a team, ensuring operational efficiency.
Regular attendance and adaptability to evolving responsibilities are required.
