Summary of Position:
The Preventative Maintenance Technician at Kiawah Island Golf Resort is responsible for ensuring the continuous functionality and optimal performance of resort facilities, including HVAC, electrical, plumbing, mechanical, and other essential systems. This role will perform scheduled inspections, routine maintenance, and necessary repairs to prevent unexpected downtime and ensure a comfortable and safe environment for guests and staff.

- Conduct daily, weekly, and monthly inspections of HVAC systems, electrical panels, plumbing, and mechanical equipment to identify potential issues.
- Perform preventive maintenance tasks as per the maintenance schedule to avoid equipment failures.
- Clean, lubricate, and adjust equipment components as necessary to ensure efficient operation.
- Diagnose mechanical, electrical, plumbing, and other facility-related issues, determining the best course of action for repairs.
- Perform repairs on equipment and systems as needed to minimize disruptions to resort operations.
- Ensure all systems comply with local safety and building codes and regulations.
- Maintain accurate records of maintenance activities and repairs for future reference and regulatory compliance.
- Report any safety hazards or non-compliance issues to the Facilities Manager immediately.
- Provide timely and courteous service to other departments and resort guests when necessary.
- Respond to emergency maintenance requests quickly and effectively, prioritizing guest comfort and safety.
- Maintain detailed logs of all preventative maintenance and repairs performed.
- Assist in keeping the facilities management software up-to-date with maintenance activities.
- Work closely with the Facilities Manager to assess the condition of all resort systems and determine future needs.
- Assist other team members and departments during large projects or special maintenance tasks.
- Assist with managing inventory of tools, equipment, and supplies to ensure proper levels are maintained.
- Order parts and supplies when necessary for routine maintenance and repairs.
- High school diploma or equivalent; technical certification or training in facilities management or a related field is a plus.
- Minimum of 2-3 years of experience in preventative maintenance or facilities management, preferably within a resort or hospitality environment.
- Strong knowledge of electrical, plumbing, HVAC, and mechanical systems.
- Ability to diagnose and repair issues related to a variety of facility systems.
- Proficient with using maintenance management software and tools.
- Good physical condition, capable of lifting heavy objects and performing manual labor.
- Excellent problem-solving skills and attention to detail.
- Strong communication skills and a customer-oriented attitude.
- Ability to work independently and as part of a team.
- Must be available for on-call duties and weekend work as needed.
- Ability to work in a variety of environmental conditions, including outdoor work during different weather.
- May require lifting up to 50 pounds, climbing ladders, and working in tight or hard-to-reach areas.
- Must be willing to respond to emergency maintenance situations after hours.
