Role Summary:
The Business Development Representative (BDR) will be responsible for managing inbound and outbound sales efforts for 5-8 Kiln locations, focusing on filling vacancies and achieving stabilized Monthly Recurring Revenue (MRR) targets. This is a high-volume, high-output sales role that requires a results-driven individual who thrives in a fast-paced environment and is passionate about sales activity and achievement. The BDR will report directly to the Business Development Lead and work closely with the Head of Sales.

- Works closely with BDMs at each location to reach revenue targets
- Effectively manage inbound and outbound lead generation management and hit booked tours goals across assigned region
Major Responsibilities
• Inbound Lead Management:
• Respond promptly to inbound leads from marketing campaigns and third-party aggregators to schedule tours.
• Ensure leads are effectively nurtured, with a focus on converting them to booked tours.
• Tour Coordination:
• Confirm tour attendance or reschedule as necessary to maximize show-up rates.
• Analyze site needs and product vacancy to target efforts on filling specific openings.
• HubSpot CRM Expertise:
• Manage deals, pipelines, automations, and campaigns within HubSpot.
• Track and analyze lead performance to refine strategies.
• Outbound Campaigns:
• Build targeted prospect lists for each location.
• Run outbound text, email, and calling campaigns to generate new tours.
• Execute reactivation campaigns to re-engage cold or lost leads.
• AI Platform and Website Chat Management:
• Leverage AI tools to manage and follow up on leads.
• Handle inbound website chats to book tours efficiently.
• Quota Achievement:
• Book 80-120 tours per location per month until stabilization targets are met.
• Vacancy Analysis:
• Assess each location’s needs and product type vacancies to direct outbound efforts effectively.
Ideal Experience and Skills
The ideal candidate will be an energetic, early-stage professional with B2B sales, hospitality, and/or real estate experience. Qualifications should include:
- College graduate with a four-year degree (preferred, but not essential)
- 1 years of SDR or BDR success
- Customer service and/or sales experience required
- Familiarity with the Coworking or Commercial Real Estate Industry considered a plus
- CRM experience required; experience with HubSpot preferred
- Must have strong verbal and written communication skills
- Cold-outreach experience
- Exceptional organizational and multitasking skills
