What are the responsibilities and job description for the Condominium Portfolio Manager position at Kin Living?
Position Summary:
Primarily responsible for the delivery of day-to-day services to the property. The Portfolio Manager ensures that monthly board packets and financial statements are prepared and submitted to the Board of Directors per the contract objectives. This position is responsible for creating an annual management plan for the association and is counted on to take the lead role in its implementation and completion. The Portfolio Manager is expected to provide on-site services to the association, which include: creating and posting building notices, completing monthly inspections, scheduling and meeting with vendors, receiving and responding to inquiries from owners and board members, following up on insurance claims, and monitoring the performance of on-site staff. The Portfolio Manager will attend the Board of Directors’ meetings. The efforts of the Portfolio Manager are supported and supervised by the Sr. Portfolio Manager. Kin Living on-site personnel i.e., Community Manager and Concierge staff, report directly to the Portfolio Manager, who is responsible for ensuring that the management team provides five-star services.
Duties and Responsibilities Overview:
- Provide direct customer support (tier 2 & 3), such as answering incoming customer telephone calls and responding to emails.
- Prepare for, attend and take action requested at all regular, special and annual meetings
- Manage Budget performance
- Review Financial statements for accuracy and resolve discrepancies with accounting including variance explanations and re-classes as required
- Approve payable invoices
- Draft Monthly Managers Report, Board Packets and Meeting Minutes
- Manage Vendor relationships, communication and performance evaluations
- Obtain bids and prepare contracts for common area maintenance and capital expenditures
- Draft Solution Recommendation Forms for Board approval
- Preparation and distribution of monthly Board packets and notices
- Conduct monthly property inspections.
- Draft/publish, distribute and/or ensure notices and violations are sent to residents.
- Meet with on-site team at least weekly to review status of projects, areas where assistance is needed, training etc.
Salary : $55,000 - $75,000
