Primary Responsibilities - include but are not limited to the following:
- Performs a variety of routine or skilled preventive maintenance duties in the repair, alteration, and modification of buildings, equipment and facilities. Reports more serious problems to utilities engineer for instructions or maintenance scheduling.
- Proficient in operating, troubleshooting, installation and repair of electrical, pneumatic for systems such as: boilers, chillers, air compressors, cooling towers, pumps, flow meters, HVAC systems, industrial ventilation systems, thermostats, humidistats, heat exchangers, and instrumentation.
- Installs, troubleshoots, repairs, modifies, and makes adjustments to fixed and variable speed mechanical power transmission components, elements and systems according to layout plans, engineering drawings, machine assembly prints, machine construction prints, blueprints, sketches, equipment manuals and vendor diagrams using both US customary and metric systems of measurement.
- Installs, modifies, isolates and corrects malfunctions in electronic/electric control systems and equipment to include controllers, sensors, switches and electrical components of pneumatic, hydraulic and mechanical interfaces.
- Troubleshoots, isolates and corrects malfunctions in electronic/electric control systems and equipment to including motors, motor starters, variable frequency drives, controllers, sensors, switches and electrical components of pneumatic, hydraulic and mechanical interfaces. NFPA 70E Arc Flash safety procedures and electrical troubleshooting knowledge for 480V, 120V and low voltage equipment
- Performs preventive maintenance tasks, including lubrication of equipment and machinery, following standard procedures as indicated on PM or in equipment manuals.
- Performs preventive maintenance tasks including making adjustments to electrical/electronic system components and circuits of closed and open loop process control systems used in the measurement and control of temperature, humidity, speed, vacuum, pressure, flow, and pH.
- Determines and uses metal joining techniques such as arc, Mig, Tig, and acetylene welding, brazing and soldering to assure proper joint characteristics in equipment installation and repair.
- Utilize CMMS software to document maintenance activities such as condition found, parts used, repairs completed, and time charged to build a maintenance record for future troubleshooting.
- Works with engineers to make improvements to equipment.
- Complete Work Orders for Emergency Maintenance, Preventive Maintenance, and Corrective Maintenance per SOPs and other requirements.
To set you up for success in this role from day one, Kindeva is looking for candidates who must have the following qualifications:
- Minimum of 3 years prior experience as an HVAC technician in a private, public, government, or military environment
- Associate of Arts Degree in Engineering or technical disciplines in Plant Operations, HVAC, Electrical, Plumbing, or equivalent.
- Building Automation System experience, preferably with Johnson Controls Metasys
- EPA Stationary Refrigeration and Air Conditioning Technician Certification (Section 608 Technician Certification Card - Universal)
Additional qualifications that could help you succeed even further in this role include:
- Maintenance experience with cleanrooms in a pharmaceutical manufacturing environment
- Unlimited Stationary Engineers' License or comparable
- Familiar with boiler water chemistry and water treatment programs.
- Experience operating/maintenance for a purified water system
- Experience troubleshooting Building Automation System
- Experience with HVAC pneumatic control systems
