King County Library System is seeking two Building Maintenance Technicians II to lead advanced maintenance efforts and oversee complex repairs to ensure buildings and equipment remain structurally sound, safe, free from health hazards, comfortable, and appealing. Regularly exposed to chemicals and solvents. Incumbent may respond to maintenance emergencies on evenings and weekends.

- Conducts advanced inspections and condition assessments of facilities, identifies complex maintenance and repair needs, and prioritizes tasks based on urgency, safety, and operational impact.
- Completes extensive repairs and maintenance projects, often requiring advanced technical expertise, and ensures that all work meets organizational standards and regulatory compliance. This includes, but is not limited to, systems, structural, and mechanical components.
- Implements and oversees preventative maintenance programs for equipment and facilities, ensuring optimal performance and extending asset lifespans. Evaluates equipment needs and recommends replacements or upgrades as necessary.
- Assigns general work orders and coordinates assistance for work orders involving more extensive repairs where appropriate.
- Coordinates with vendors and contractors for maintenance and repair work, including soliciting bids and managing maintenance schedules.
- Responds to emergency maintenance and facility security needs with immediate and effective solutions.
- Reads and interprets construction plans to troubleshoot maintenance issues and assists in design work.
- Assists in creating annual budgets for maintenance, repair, and capital investment projects.
- Creates and maintains facility maintenance and repair records and reports.
- Provides peer training and mentoring to technician staff, with a focus on safety protocols and performance standards as guided by supervisors.
- Serves as back-up for related positions.
- Assists with preparing libraries for closing and reopening for non-routine operations.
- Attends meetings and trainings.
- Performs other related duties as assigned.

- High school diploma or GED equivalent.
- Training in advanced construction or facilities work.
- Five years of progressively advanced facilities maintenance experience.
- Any equivalent combination of education and experience that provides the necessary qualifications to successfully perform the duties of the position will be considered.
