JOB DESCRIPTION SUMMARY:
Under the direction and general supervision of the Manager, Maintenance, Painters are responsible for performing a variety of tasks daily throughout the units, buildings, and property. Painters must have an overall knowledge of paints and what products to use for particular tasks. Activities to perform on a daily basis include the following: touching up units with scuff marks, painting porches, staining decks, painting the interior and exterior of buildings, stripping wallpaper, maintaining equipment, and other necessary activities as directed.
RESPONSIBILITIES:
- Prepare surfaces for painting by cleaning, sanding, and filling holes or imperfections.
- Apply paint, varnish, and other finishes to interior and exterior surfaces.
- Ensure a clean and safe work environment.
- Work efficiently to meet project deadlines.
- Pay attention to details and ensure your work area is clean after work is completed.
- Communicate effectively with management, owners/guests and team members.
- Maintain tools and equipment in good working condition.
- Ensure paint supplies are fully stocked and ready for weekly tasks, notify Manager when supplies are low.
- Coordinate the weekly projects with the Manager, Maintenance and Assistant Maintenance Manager.
- Complete all work orders or projects in a precise, timely and efficient manner.
- Ensure all assigned units are being painted weekly and completed in a timely manner.
- Monitor HotSOS calls between/with the dispatch office and assist/respond as needed.
- Report immediately to management any issues with paint, spillage, incorrect colors, etc.
- Ensure company golf carts used by the paint crew are maintained properly.
- Ensure SDC Properties policies and procedures are adhered to and followed daily.
- Perform and complete all work assigned safely and professionally according to safety rules and regulations.
- Participate in departmental staff meetings.
- Participate in training and coaching sessions as offered.
REQUIRED KNOWLEDGE, SKILLS, and QUALIFICATIONS:
- High School Diploma or GED required.
- Minimum of two years’ experience skilled painting experience required.
- Knowledge of the standard practices, techniques, and methods of the painting trade and skilled in the usage of.
- Knowledge of the tools, materials, and proper methods of preparing surfaces for the application of decorative and/or protective finishes and skilled in the usage of.
- Knowledge of safety precautions and the proper methods of using ladders and proficient in the usage of.
- Knowledge of interior and exterior painting, staining, and associated preparation work and skilled in the usage of.
- Knowledge of the skills involved to mix paint, match, and blend colors and skilled in the usage of.
- Knowledge of Painting equipment and manual tools and skilled in operation of.
- Knowledge of occupational hazards and safety precautions and procedures; proficient in the practice of.
- Knowledge of fire systems and the ability to respond to alarms.
- Ability to complete all work orders or projects in a precise, timely and efficient manner.
- Ability to problem-solve and make decisions individually and within a team.
- Ability to comprehend, interpret, and apply rules and regulations in accordance with established policies and procedures.
- Ability to establish and maintain effective working relationships with peers, employees, and management.
- Ability to deal effectively with conflict and manage difficult employee relation situations.

WORKING CONDITIONS AND ENVIRONMENT
Physical Demands:
While performing the duties of this job, the employee is frequently required to stand, walk, sit, use hands to handle or feel objects; reach with hands and arms; talk and hear and frequently required to climb stairs/ladders; balance; stoop, kneel, crouch, or crawl; smell. The employee must frequently lift, push, pull and/or move up to 50 pounds and occasionally lift, push, pull and/or move up to 50 pounds. Specific vision abilities usually required by this job include close, distance, color and peripheral vision, depth perception and ability to adjust focus.
Working Conditions:
- Full time position (8.5-hour day with minimum 30-minute break)
- Various work schedule to include evening, weekend and holiday hours.
- Occasional overtime may be requested.
Vacation:
Vacation is unavailable during peak time:
- Memorial Day through Labor Day
- Thanksgiving weekend (Thanksgiving Day-Sunday) and December 23rd-New Year’s Day
Environment:
The noise level in the work environment is usually moderate and is occasionally loud. While performing the duties of this job, the employee is exposed to weather conditions prevailing at the time. Regularly requires exposure to the natural elements, dust, insects, and conditions that could be hazardous or dangerous relative to job duties.

Pay: $16.00 - $20.00 per hour
