What are the responsibilities and job description for the On-Site Manager position at Kingcrest Communities LLC?
```Duties```
- Collect rent when necessary and deposit it to property account within 24 hours and upload deposit receipt to google drive and enter payment into management software ledger.
- Visit the site daily Monday through Friday to make sure property is clean and looks nice, picking up trash if necessary.
- On call for emergencies which may include occasional evenings and weekends.
- Point of contact for tenants when they have questions and requests. Presenting a friendly and positive attitude towards tenants so they feel valued.
- Serve property notices and violations to tenants.
- Filing and executing Evictions with the local court and upload paperwork to google drive.
- Take photos of property once a month and upload to google drive.
- Help procure new tenants and show units to prospective tenants.
- Coordinate and meet with Vendor/Contractors that do work for the property..
- Encourage and assist tenants to utilize Resident Center Portal.
```Experience```
- Previous experience in property management or a related field is preferred.
- Strong customer service skills with a focus on providing exceptional service to residents.
- Knowledge of leasing procedures, contract negotiations, and fair housing laws.
- Excellent communication skills, both verbal and written, with the ability to effectively interact with residents, staff, and vendors.
- Proficient in using property management software.
- Demonstrated ability to handle conflict resolution in a professional manner.
- Sales experience is a plus, with the ability to upsell additional services or amenities.
