Job Description
SK Medical Management (SKMM), a KIRCO company, is seeking a highly motivated and experienced Regional Manager to oversee the daily operations of a diverse portfolio of medical office properties. This position plays a critical leadership role, ensuring operational excellence, tenant satisfaction, and seamless transitions of new properties into the portfolio. The Regional Manager will work closely with property managers, service providers, asset managers, and key leadership across SKMM and KIRCO to uphold performance standards and meet ownership objectives.
The ideal candidate will provide hands-on oversight and support to property teams, lead onboarding and transition activities for new assets, and ensure that properties consistently deliver a "Best in Class" experience for hospital tenants and other customers. Responsibilities include managing property managers and engineers, ensuring timely and detailed completion of monthly reports and variance tracking, and maintaining capital improvement schedules. The Regional Manager will also supervise the rollout and reconciliation of CAM billing, monitor operating and capital expenditures, and uphold company compliance procedures—including Fire and Life Safety protocols and Preventive Maintenance Programs.
This role requires strong vendor management, including oversight of service contracts and sourcing high-quality, cost-effective vendors across all markets. The Regional Manager will conduct site visits, lead property inspections, and oversee the physical condition and appeal of each asset. Attention to detail and strategic planning will be key, particularly in support of ESG goals, marketing efforts, and long-term capital planning.
Additionally, the Regional Manager will assist in the implementation and management of building data systems such as Building Engines, maintain master property manuals, and ensure all staff are aligned with company policies, safety standards, and tenant service expectations. The role also includes competitive market analysis to help maintain property positioning and occupancy rates.
This position requires out-of-state travel, sometimes extended, to support property transitions and conduct regular site visits.
