Under general supervision of a branch manager or supervisor, searches and examines titles of residential real property to determine whether a chain of title is free of defects by researching county, city and other public records. Analyzes data and prepares preliminary report to be forwarded to an underwriter. May examine titles of commercial property as a secondary responsibility.
DUTIES AND RESPONSIBILITIES
- Searches land records both online and at local courthouses as well as examines titles of routine to considerable complexity in accordance with company procedures and local examining practices to determine the status of title.
- Abstracts and analyzes deeds, deeds of trust/mortgages, easements, judgments, tax assessments, mineral reservations and other applicable instruments.
- Responds to various requests from company employees, attorneys and the customers regarding status of legal title and insurability of title.
- Files unrecorded documents, making sure fees are correct and documents are properly recorded.
- Compiles information from city, county and other public records for updating company files, logs and indexes.
- Performs other general office duties, including answering phones, greeting customers, scanning and typing.
KNOWLEDGE, SKILLS AND ABILITIES
- Analytical ability to perform tasks that are varied and short-term, with accuracy and attention to detail.
- Ability to locate, accurately compile and interpret information affecting status of title to real property.
- Ability to work effectively with others, meet deadlines and to perform tasks requiring some physical exertion, in order to lift cumbersome records books.
- Ability to communicate effectively orally and in writing, in person and by telephone.
- Ability to operate computer and peripherals.
- Valid drivers license for travel to county courthouses.
EDUCATION, EXPERIENCE, LICENSING
- High school diploma or equivalent.
- 1-2 years searching and examining experience preferred.
