Our client, Reese Development, a leading Real Estate & Property Development Company, is seeking a Field Operations / Project Manager to oversee construction projects and property maintenance activities across a diverse portfolio of 40 properties. These include short-term rentals, apartments, residential properties, commercial spaces, and parking lots in the Bagnell Dam area near the Lake of the Ozarks. What You'll Do:
Construction Project Management:
- Lead and Manage Projects: Oversee a range of construction projects, including renovations, remodels, and new builds for both commercial and residential properties. Experience with projects from small-scale to large-scale, such as $1,000,000 demolition projects, is required.
- Develop Project Plans: Create detailed project scopes, budgets, schedules, and resource requirements.
- Coordinate with Stakeholders: Work closely with architects, engineers, contractors, and vendors to ensure that project specifications, quality standards, and timelines are met.
- Regulatory Compliance: Obtain necessary permits, approvals, and ensure compliance with all regulatory requirements.
- Monitor and Report: Track project progress, performance, and budget, addressing issues or delays promptly and providing regular updates to property managers and stakeholders.
- Site Visits & Inspections: Conduct site visits, inspections, and quality control checks to ensure construction activities adhere to safety regulations and company policies.
- Quality Control & Punch Lists: Manage quality control processes and develop punch lists to ensure project completion meets expectations.
- Owner’s Representative: Act as the Owner’s Representative to ensure project goals are achieved.
- Vendor/Contractor Management: Develop and implement strategies for effective management of vendors and contractors.
- Experience with Liens & Waivers: Handle and process construction-related liens and waivers as needed.
Property Maintenance Oversight:
- Supervise Maintenance Activities: Oversee maintenance for a varied portfolio, including short-term rentals, apartments, residential properties, commercial spaces, and parking lots, ensuring all properties are well-maintained.
- Preventive Maintenance Programs: Develop and implement strategies to minimize equipment failures and extend the life of building systems.
- Respond to Requests & Emergencies: Address maintenance requests and emergencies swiftly, coordinating with maintenance staff and contractors.
- Procure Supplies & Services: Manage procurement of maintenance supplies, equipment, and services within budget.
- Regular Inspections: Conduct property inspections to identify maintenance needs, safety hazards, and opportunities for improvement.
- Compliance & Record Keeping: Ensure maintenance activities comply with safety regulations, building codes, and environmental guidelines. Maintain accurate records of activities, work orders, inventory, and expenses.
- Work Order System Management: Oversee and operate a work order system, whether digitized or manual, including strategy and updates.
- Tenant Turnover & Warranty Management: Manage tenant turnover processes and handle warranty claims effectively.
- 24/7 Response Team: Recruit, staff, and manage a 24/7 response team for maintenance and emergency situations.
What We're Looking For:
- Proven Project Management Experience: Extensive experience in managing both small-scale and large-scale construction projects, coupled with comprehensive property maintenance expertise.
- Strong Organizational Skills: Ability to plan, organize, and execute multiple projects simultaneously while maintaining high standards.
- Leadership Abilities: Demonstrated ability to supervise teams and manage contractors effectively.
- Excellent Communication: Strong verbal and written communication skills for interacting with stakeholders, contractors, and tenants.
- Problem-Solving Skills: Capable of identifying and resolving issues efficiently.
- Technical Proficiency: Knowledge of project management and/or maintenance management systems, and MS Office Suite (Word, Excel, PowerPoint). Experience with both digitized and manual work order systems is essential; familiarity with implementing software is a plus.
- Attention to Detail: A meticulous approach to managing project details, maintenance records, and budgetary oversight.
- Adaptability: Flexibility to handle changing priorities and operational needs.
Qualifications:
- Proven experience in project management within the construction and/or property maintenance sectors of the real estate industry.
- Strong understanding of construction methods, building systems, and property maintenance practices.
- Experience with budget management and financial analysis for construction and maintenance projects.
- High school diploma or equivalent; relevant certifications or degrees are a plus.
- Valid driver’s license and reliable transportation.
Working Conditions:
- Full-time position (Monday to Friday, 7:00am – 4:00pm). Flexibility for tenant emergencies and deadline-driven projects may be required.
- Field-based role with a combination of office work and on-site property visits.
