Maintenance Field Supervisor
Location: Lake of the Ozarks – Bagnell Dam Area
Reports to: Field Operations / Project Manager

Our client, a leading Real Estate & Property Development Company, is seeking a Maintenance Field Supervisor to lead daily maintenance operations across a diverse portfolio of 40 properties, including short-term rentals, apartments, homes, commercial spaces, and parking lots throughout the Bagnell Dam area near Lake of the Ozarks.
In this role, you’ll be the boots-on-the-ground leader — scheduling and supervising work orders, stepping in for repairs when needed, and helping keep daily operations organized, safe, and efficient. What You’ll Do
As the Maintenance Field Supervisor, you will play a hands-on leadership role across all aspects of daily maintenance operations. Your key responsibilities will include:
- Work Order Management
- Schedule field projects and assign, track, and follow up on work orders for maintenance and landscaping staff.
- Prioritize and shift team resources when emergency or high-priority issues arise.
- Time & Task Management
- Collect, review, and approve physical time sheets weekly (final approval by Field Operations/Project Manager).
- Perform daily check-ins to ensure work order progress is on track.
- Communicate updates clearly with the team and Field Operations leadership.
- Lead Daily Maintenance Operations
- Supervise field technicians to ensure work is completed safely, efficiently, and to the Company’s standards.
- Serve as the point person for field support and troubleshooting.
- Provide input to the Field Operations/Project Manager on hiring, performance management, and corrective actions as needed.
- Hands-On Property Maintenance & Inspections
- Perform routine preventive maintenance to keep building systems operating smoothly and prevent equipment deterioration.
- Diagnose and complete general building repairs, including plumbing, HVAC, carpentry, electrical, and painting.
- Conduct regular property and equipment inspections to identify and address issues proactively.
- Prioritize urgent issues such as roof leaks, hot water tanks, and power outages.
- Respond promptly to emergency repair situations and shift priorities as needed.
- Collaborate with external vendors and contractors for complex repairs or installations, ensuring timely and high-quality outcomes.
- Inventory & Record Keeping
- Maintain inventory of repair supplies, tools, and equipment.
- Accurately document maintenance activities and repair work.
- Team Collaboration & Adaptability
- Work closely with Field Operations and Property Management operations team to stay aligned on priorities.
- Participate in updates and enhancements to maintenance department policies and procedures as the team grows.
- Remain flexible and responsive to shifting schedules or high-priority tasks.
Schedule & Work Conditions
- Standard work hours: Monday to Friday, 7:00 AM – 4:00 PM
- Occasional overtime may be required depending on workload or emergencies
- Company-provided work truck, tools, and uniforms
- Work involves travel between multiple properties in the Lake of the Ozarks area
What You’ll Need
- Valid driver’s license (CDL preferred but not required)
- Ability to enter residential properties (background check required)
- Working knowledge of plumbing, electrical, HVAC, and general building maintenance
- Strong communication and scheduling skills
- Mechanical aptitude and ability to troubleshoot a wide range of property maintenance issues
- Comfort working in older buildings and diagnosing common facility issues
