POSITION SUMMARY
The Tenant Recoveries Analyst is responsible for reconciling year-end common area maintenance (CAM), insurance, real estate taxes and related accounts, and preparing tenant billings. This position also calculates monthly accruals of anticipated revenue and performs financial analysis of actual and projected recoveries.
ESSENTIAL JOB FUNCTIONS
- Performs year-end reconciliation and billings to tenants for all recoveries including CAM, insurance, real estate taxes and direct utilities outside of CAM (e.g. water / sewer, trash, HVAC)
- Prepares quarterly billings for CAM ensuring appropriate documentation and explanation of charges is provided in accordance with lease agreements
- Provides customer service to the collections, accounts receivable, leasing, and property management teams as well as to external tenants
- Completes annual roll forwards of CAP’s, fixed and other items in JD Edwards (JDE)
- Calculates and prepares yearly recovery budgets, by property, for property accounting and leasing
- Calculates and bills tenants for monthly estimates of charges based on budgeted expenses
- Maintains complex Excel schedules for assigned manual properties for monthly recovery accruals and year end reconciliations
- Locates archived legal documents in ECM and reads and interprets the lease language in order to accurately set up tenant recovery calculations for billing purposes
- Works with property management to understand expense categorizations for billing purposes
- Understands and updates EP set up module in JDE as directed by supervisor
- Maintains good documentation on billing practices per property notes and collection notes among others
ADDITIONAL DUTIES AND RESPONSIBILITIES
REQUIRED QUALIFICATIONS
EDUCATION, TRAINING AND / OR EXPERIENCE
Associate’s degree in accounting or finance with two plus years of experience in accounting and billing, or equivalent combination of education and experience.
KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS
PREFERRED QUALIFICATIONS
Bachelor’s degree in accounting, finance or business. Previous accounting experience with real estate properties.
PHYSICAL DEMANDS
Nature of work requires an ability to operate standard business office equipment. Requires ability to sit for long periods of time and perform alpha and numeric data entry on a computer, communicate and exchange information, collect, compile and prepare work documents, set-up and maintain work files.
WORKING CONDITIONS
Hybrid schedule with work performed in a general office environment 3 days a week, and the option to work from home up to 2 days a week. May require availability for overtime during peak periods.
