Position Overview
The Maintenance Assistant collaborates with the Maintenance Supervisor to ensure the efficient upkeep and maintenance of buildings and common areas. This role is responsible for maintaining the cleanliness, safety, and general upkeep of the property, including routine tasks such as cleaning, trash removal, painting, and minor repairs. The position is located at an oceanfront condominium complex in North Topsail Beach.

This role is responsible for maintaining the cleanliness, safety, and general upkeep of the property, including routine tasks such as cleaning, trash removal, painting, and minor repairs. The position is located at an oceanfront condominium complex in North Topsail Beach.
Key Responsibilities

Grounds Maintenance:
- Keep common area grounds clean and free of safety hazards.
- Clean elevators by wiping walls, polishing stainless steel, and sweeping/mopping floors.
- Maintain stairwells and walkways by removing cobwebs, sweeping, or using a power blower to clear dirt and debris.

Facilities Cleaning:
- Disinfect and clean bathrooms, including sweeping, mopping, and restocking supplies.
- Pick up trash and debris in courtyards and parking lots.
- Use a power blower to remove sand and dirt from parking areas.
- Monitor parking compliance and issue parking tickets for violations.

Light Maintenance Duties:
- Perform minor repairs and upkeep as needed.

Pool Maintenance:
- Ensure knowledge of and compliance with pool rules.
- Check recreational passes (e.g., wristbands or access cards).
- Keep pool areas clean and free of safety hazards.
- Monitor guest activity around pools to ensure adherence to posted rules.
- Close pools by arranging chairs, storing umbrellas, lowering flags, emptying trash, removing personal items, notifying patrons of closing time, and securing facilities.
- Note: Certified Pool Operator (CPO) certification is preferred.

Other Duties:
- Perform additional tasks as assigned by the Maintenance Supervisor.
Qualifications
- Strong professional verbal communication skills.
- Ability to stand outdoors for up to eight hours a day and work in various weather conditions.
- Capability to lift and move objects up to 50 pounds.
- Physical ability to climb stairs and walk on uneven surfaces regularly.
- Availability to work on holidays as needed.
- Professional and effective interaction with guests and residents.
