This role is critical in ensuring the financial success of residential construction projects. The primary focus is to evaluate, track, and manage costs related to the shell or structural components of homes—including foundations, framing, and exterior elements. The ideal candidate is detail-oriented, financially savvy, and has a solid understanding of construction processes, materials, and cost structures.
Key Responsibilities:
- Monitor and analyze project costs, comparing actual expenses against estimated budgets.
- Assess construction material costs and labor rates to ensure accurate cost projections.
- Track project budgets related to shell construction, ensuring cost-effective solutions without compromising quality.
- Collaborate with project managers to manage and adjust budgets when necessary.
- Prepare detailed cost reports summarizing expenses, variances, and potential issues.
- Communicate insights to management regarding cost performance and recommend corrective actions.
- Maintain accurate records of project costs for internal audits and future project reference.
- Identify financial risks within the construction process and propose strategies to mitigate them.
- Monitor market trends that may affect material prices and construction costs.
- Review contracts, change orders, and invoices to ensure alignment with approved budgets.
- Verify subcontractor payments based on completed work and agreed-upon terms.
- Work closely with project managers, field staff, and finance teams to ensure project success.
- Align cost analysis with financial forecasts, ensuring accuracy and timeliness.
- Participate in project meetings to stay updated on progress and address potential budget issues.
Qualifications:
- 2-5 years in construction cost management, with a focus on shell/structural components. Residential construction experience preferred.
- Bachelor’s degree in construction management, finance, accounting, or a related field preferred.
- Strong understanding of construction methods, materials, and cost structures.
- Proficiency in construction cost software preferred (e.g., Procore, Sage 300, or similar).
- General computer skills, including Microsoft Excel and project management tools.
- Detail-oriented with strong analytical and problem-solving abilities.
