JOB STATEMENT

This position will be primarily responsible for locating and acquiring raw land, approved development plans, and individual homesites / lots for residential and multifamily development and construction. This position also will assist due diligence and evaluation of current and future land projects.

ESSENTIAL FUNCTIONS

  • Researches and investigates new land acquisition leads (including completing a cost marketing analysis). Develops target markets with the aim of creating sustained future growth.
  • Will be responsible for reviewing MLS and auction advertisements as well as zoning maps and tax assessment data for off-market opportunities.
  • Work with the Director of Land Development on updating master planning, scheduling and tracking system to account for all land acquisition activities.
  • Maintain and provide updated due diligence information to Director of Land Development for potential acquisitions including location, price, closest communities to be cataloged for future use.
  • Keeps Director of Land Development and Company leadership informed about land acquisition opportunities.
  • Research municipal ordinances, maps, topographical data, soil information, political considerations, availability and capacity of utilities and other information related to the viability of developing or selling homes for a particular site or project.
  • Prepares summary of research findings on each parcel under review as part of purchase agreement process. Provides recommendations about proposed costs, feasibility, time frame of proposed development, special conditions, etc.
  • Will provide weekly updates to Director of Land Development on possible acquisitions and potential development opportunities.
  • Accomplishes other tasks as assigned by the Director of Land Development and / or the Chairman / CEO of Landmark Homes.
  • Coordinates and attends preliminary meetings with municipalities and stakeholders during the acquisition process.
  • JOB SPECIFICATIONS

  • Bachelor’s degree in real estate, construction, or structural engineering or the equivalent.
  • 1 – 2 years’ experience in project management, land development, or civil engineering.
  • Knowledge and proficiency in Land Development site plans.
  • Ability for public speaking and mediation.
  • Ability to communicate ideas clearly in both written and oral format.
  • Ability to plan and organize one’s own activities.

Specific vision abilities required by this job include close vision, and ability to adjust focus.

    The performance of this position may occasionally require exposure to construction areas where under certain areas require the use of personal protective equipment such as hard hats.

    The noise level in the work environment is mild to moderate. The primary room environment contains ambient room temperatures and lighting as found in a typical office environment.
