Job Description : Facilities Manager

The Facilities Manager is responsible for overseeing the facilities program by maintaining the value and overall condition of the asset. This role will ensure the completion of service requests, oversee the Preventative Maintenance program and completion of capital projects, in addition to leading the Facilities Team members. The Facilities Manager is organized and a proficient problem solver.

Reports to : Community Manager

Direct Reports : None

Indirect Reports : Facilities Technician(s), Facilities Assistant(s)

Duties / Responsibilities : The duties listed below are an outline of the Facilities Manager's responsibilities and should not be considered an all-inclusive list. As the needs of the organization change, these duties may be modified as needed.

  • Complete all assigned service requests and repairs in a timely manner.
  • Inspect the community daily for potential repairs, safety issues, and opportunities to improve curb appeal.
  • Establish and maintain relationships with vendors to assist with the bid process for capital projects and Annual Turn contracts.
  • Order and keep inventory of supplies, parts & tools within the confines of the maintenance budget.
  • Communicate with Community Manager regularly regarding any issues with maintenance or budget related items.
  • Develop and maintain the maintenance category items in the operational budget.
  • Assist the Community Manager with planning and implementing a successful Annual Turn.
  • Maintain a safe, organized and clean work area.
  • Provide superior customer service to residents.
  • Assist with recruiting, hiring, training, and developing of Facilities Team members.
  • Understand and adhere to Landmark Policies & Procedures.
  • Perform additional tasks as assigned by the Community Manager.

Preferred Knowledge, Skills, & Abilities

  • High School Diploma or equivalent preferred.
  • Minimum 4 years' experience in Facilities Maintenance required.
  • Minimum 2 years' experience as a Facilities-related Supervisor required.
  • CPO and EPA certifications required.
  • Must be able to work a rotating on-call schedule.
  • Working knowledge of Facilities Property Management software.
  • Working knowledge of Microsoft Office Suite.
  • Ability to use logic and reasoning to solve problems.
  • Must have ability to communicate effectively.
  • Ability to manage one's own time and the time of others.
  • Must have ability to prioritize tasks in order of importance.

  • The pay for this position is $32-34.00 per hour depending on a variety of factors including market factors in the geographical location where the candidate lives.
