POSITION SUMMARY
The Jr. Residential Property Manager is responsible for managing a small portfolio of residential rental properties without the support of an assistant. This role requires handling all aspects of day-to-day property management, including lease enforcement, maintenance coordination, tenant and owner communications, and financial responsibilities. The Jr. Residential Property Manager must be highly organized, proactive, and capable of independently managing operations while fostering strong relationships with tenants, vendors, and property owners.
KEY DUTIES AND RESPONSIBILITIES
Tenant and Owner Communications
- Serve as the primary contact for property owners and tenants.
- Respond promptly to tenant or owner inquiries, concerns, and maintenance requests.
- Communicate lease policies, expectations, and updates to tenants and owners.
Property Maintenance and Inspections
- Coordinate and schedule maintenance and repairs with vendors.
- Conduct periodic property inspections to ensure compliance with lease terms.
- Oversee tenant move-in/move-out inspections and prepare related documentation.
Lease Enforcement and Financial Responsibilities
- Ensure compliance with lease agreements, including rent collection and enforcement of lease terms.
- Prepare and deliver reports to management and property owners as needed.
- Assist in developing and managing budgets for assigned properties.
General Operations and Compliance
- Maintain accurate records of tenant and property-related activities.
- Ensure compliance with local, state, and federal housing regulations.
- Perform other duties as assigned to support property management operations.

EXPERIENCE REQUIRED
- At least 2 years of residential property management experience or equivalent industry experience.
- Proficiency in Microsoft Office Suite, Outlook, and property management software.
- Willingness to undergo a background check/reference screening.
- Possess a valid driver's license with access to reliable transportation and up-to-date insurance.
EDUCATION/LICENSES/CERTIFICATION/FORMAL TRAINING
- College degree is preferred but will accept less education with qualifying experience.
- ARM professional designation or candidacy preferred.

WORK ENVIRONMENT
This position is predominantly held in a clerical environment.
- This job operates in a clerical, office setting. This role routinely uses standard office equipment such as computers, phones, photocopiers, and filing cabinets.
- Travel expected up to approximately 30% of positions time for travel to properties and meet with clients and owners.

Pay: $54,000.00 - $64,480.00 per year
