Most of our projects are our stock home plans built on our land with customization from the buyer. We also build on our client's land and will build custom plans found online along with plans designed by other designers. Our need is for a designer and estimator to add to our stock plans and create custom and standard selections along with being able to implement a full design service for new clients with more custom needs.

Job Overview:

As a Designer and Estimator for our residential general contracting company, you will play a crucial role in the pre-construction phase of our projects. You will be responsible for creating detailed construction plans, estimating project costs, and assisting in project development. Your creative design skills and accurate cost assessments will be pivotal in ensuring successful project outcomes and client satisfaction.

Key Responsibilities:

Design Development:

  • Design stock plans and options to be priced out and presented for clients on our website.
  • Collaborate with clients to understand their vision, needs, and preferences for residential projects.
  • Create concept designs, floor plans, and 3D renderings to visualize the project's outcome.
  • Generate construction drawings, including architectural and structural plans, as well as electrical and plumbing layouts.
  • Stay updated on design trends, local building codes, and zoning regulations to ensure compliance.

Estimation:

  • Keep a detailed cost catalog of all stock plans and options to keep an accurate budget and price to be listed on our website.
  • Prepare detailed cost estimates for construction projects, including materials, labor, equipment, and subcontractor costs.
  • Analyze project specifications and blueprints to identify all relevant cost factors.
  • Collaborate with suppliers and subcontractors to obtain accurate pricing and negotiate contracts.
  • Monitor project budget and provide regular updates to project stakeholders.

Project Coordination:

  • Work closely with project managers, clients, and subcontractors to ensure design and budget alignment.
  • Conduct value engineering analyses to optimize project costs without compromising quality.
  • Assist in the development of project schedules and construction timelines.
  • Assist with site plans and truss plans.

Client Communication:

  • Present design concepts and estimates to clients and address their questions, concerns, and feedback.
  • Maintain clear and professional communication throughout the project lifecycle.
  • Strive to exceed client expectations and build strong, lasting relationships.

Documentation and Reporting:

  • Maintain accurate records of project design plans, estimates, and changes.
  • Generate reports and documentation for internal and external stakeholders as required.
  • Assist in the preparation of project proposals and bids.

Qualifications:

  • Bachelor's degree in Architecture, Civil Engineering, Construction Management, or a related field preferred.
  • At least 10 years of experience as a designer and/or estimator in the residential construction industry.
  • Proficiency in design software (AutoCAD, SketchUp, Revit, etc.) and estimation software (e.g., ProEst, PlanSwift).
  • Strong knowledge of construction methods, materials, and industry best practices.
  • Excellent communication and interpersonal skills.
  • Detail-oriented and capable of multitasking in a fast-paced environment.
  • Familiarity with local building codes and regulations.
  • Strong negotiation and problem-solving abilities.
  • Valid driver's license and the ability to travel to project sites as needed.

Job Type: Full-time

Pay: From $120,000.00 per year

Salary : $1,000 - $120,000
