What are the responsibilities and job description for the Maintenance technician position at Las Plazas of Laredo?
Has a basic understanding of specific carpentry, plumbing, electrical, HVAC, masonry, and appliance repairs. Maintenance Technician are expected to continually fulfill the duties of their job beyond expectations to ensure a smooth and positive experience upon move in of the new and existing tenants. They are also responsible for maintaining and repairing the physical structures of buildings and grounds by performing the following duties:
Essential Functions Statement(s):
- Ensure physical condition of the new rental units are acceptable to company standards
- Install tile and minor sheetrock and drywall repairs
- Touch-up paint
- Patch, repair, or replace carpet as necessary
- Assist the maintenance team members where necessary
- Stay organized and effectively communicate to the Maintenance Supervisor updates on progress
- You will be aware of the condition of the property at all times and take immediate steps to correct any unsafe condition.
- Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Property Manager or Maintenance Supervisor.
- Diagnose and perform minor or routine maintenance or repair, as directed.
- Remove and transfer appliances and equipment from the storage area to the apartment (or vice versa) as circumstances warrant and assist in moving abandoned furniture, appliances, etc. to the dumpster.
- Being able to do landscaping is not a requirement but a bonus.
Requirements
- Knowledge in maintenance to include carpentry, electrical, plumbing, heating and cooling systems, painting, drywall, buffing and waxing, use of power tools (pools and irrigation systems where necessary)
- Ability to visually inspect apartment homes, grounds, and other aspects of the community to determine that standards are met
- Must be able to access all apartment homes and parts of the community to show the home to potential residents; inspect all areas of community, etc.ill be responsible for maintaining an environment that supports rigorous business processes and systems. The Maintenance Technician will also maintain the organization's facilities and grounds, as well as coordinate with vendors and contractors to ensure the organization's facilities are well maintained and kept in an orderly fashion.

Responsibilities:
- Keep a work log of all performed work in the appropriate format.
- Comply with the OSHA, EPA, and other governmental regulations governing employee safety, health, and environmental protection.
- Safely operate machines and tools related to the position.
- Perform preventative maintenance on machines to ensure that they continue to run smoothly.
- Install and repair machinery and equipment.
- Record data related to machinery and equipment performance in databases.
- Write software to track data related to machinery and equipment.
- Maintain machinery and equipment by performing repairs and maintenance.
Job Type: Full-time
Pay: $12.00 - $16.00 per hour
Expected hours: 40 per week
