POSITION: Regional Facilities Director
COMPENSATION: Exempt/ Salaried
REPORTS TO: Vice President of Facilities
Summary
The Regional Facilities Director is responsible for overseeing a maintenance team and managing of the maintenance program to entail the implementation of preventive maintenance, training, safety programs, and maintaining quality control for all mechanical, electrical, and plumbing systems for a specified region of Solidago Property Services.
Essential Duties and Responsibilities
- Responsible for overseeing up to 10 communities in designated region property locations, with a total of 30 employees.
- This role will be responsible for overseeing the facilities management functions across multiple locations within a designated region and will oversee all maintenance personnel in that region.
- Preparing and presenting regional reports for senior management.
- Responsible for guiding to teams to maintain all property logs and they are up to date such as (pool logs, elevator certification, emergency response plan, lighting logs Safety meeting logs and OSHA logs.
- Maintain all safety standards set forth by the company and ensure all OSHA regulations are being followed.
- Effectively manage performance for all staff members; train Maintenance Supervisors to manage staff as appropriate.
- Maintain courtesy and diplomacy with internal/external customers and colleagues and enforce such behavior with staff.
- Ensure the team always follows policies and procedures. 
- Train, coach, and develop employees as needed.
- Accurately forecast and maintain budgetary projections and train on-site Maintenance Supervisors on this.
- Control operating costs by effectively utilizing employees, equipment, preventative training methods, and forecasting skills.
- Interview and recommend all maintenance personnel, as well as recommend staff for promotions.
- Coordinate training for staff not limited to asbestos, lead, mold, and seminars in all aspects of property maintenance, as well as necessary licenses/certifications and continuing education courses.
- Design, monitor, and enforce preventive maintenance and safety training programs for each property.
- Develop, implement, and enforce company-wide water incursion monitoring, mold identification, and documentation and abatement programs, as well as development and implementation of bed bug policy/procedures.
- Provide technical advice to all maintenance and property management staff as needed.
- Implement and monitor energy savings measures for all properties including annual energy audit.
- Conduct quarterly inspections of all Solidago Property Services managed residential properties in conjunction with the Property Manager and report deficiencies to the Regional Property Manager.
- Provide budget input, as needed, to property managers for repairs, maintenance, and capital expenditures.
- Develop scope, oversee, review, and assist Property Manager and Maintenance Supervisors on capital improvement projects including final sign-off on the project.
- Evaluate the performance and pricing of contracted work on building equipment and projects as required by the Property Manager.
- Review drawings and specifications for all new buildings and provide comments and recommendations to Property Managers, Development, and construction.
- Work with Property Managers to act as a liaison between construction, owners, and management; provide punch lists and recommendations to ensure smooth turnover of new buildings.
- Develop building standards for new construction as they relate to future maintenance requirements.
- Inspect buildings for potential purchases, oversee due diligence, and provide comments on the property’s condition along with recommendations.
- Provide general advice regarding local permits, codes, and industry standards
- Create and monitor the after-hours emergency on-call schedules, policies, and procedures.
- Be available for emergencies that may arise at any property.
- Work in conjunction with the Regional Property Manager and SVP to administer and enforce company policies and procedures for maintenance personnel.
- Work with VP of Solidago property services, Regional Property Managers and Property Managers to ensure all Facilities standards are being met.
Required Qualifications
- Experience within the Residential Building Maintenance field.
- Must be familiar with all building systems and equipment responsibilities.
- CFC Universally Certified preferred.
- Certified Pool Technician preferred.
- Knowledge of Property Management Systems, (RealPage, Ops technology and One-sites) is a plus.
Skills and Knowledge:
- Excellent computer and system knowledge: literacy in Microsoft suite (MS Word, Excel, SharePoint, OneDrive, and PowerPoint).
- Must have working knowledge of plumbing, HVAC, electrical, elevators, irrigation systems and be to troubleshoot problem using meters and be to read schematics.
- Must maintain a professional appearance and demeanor.
- Excellent verbal and written communication skills.
- Must be able to use and operate tools safely to perform job duties.
- Organizational skills are necessary.
- Strong customer service representation is critical for the success of this role.
- This role must come with a high level of skills and knowledge related to all maintenance functions.

Work Environment and Requirements:
- Must be willing and able to manage within an environment that may have extreme cold/hot and/or wet/dry/storm ridden weather conditions, and there may be risk of electrical shock dependent on weather and/or mechanical conditions.
- Must be willing and able to manage within an environment that at times could include gaseous fumes, airborne particles, toxic or caustic chemicals, falling debris, and must know when to wear the proper clothing to prevent injury.
