Building Maintenance Building and Grounds Worker

Dept / Div : Building and Grounds FLSA Status : Non-Exempt

General Definition of Work

Performs semi-skilled work cleaning, maintaining and repairing office property and grounds, and related work as apparent or assigned. Work is performed under the moderate supervision of the Building and Grounds Director and Facility and Grounds Supervisor.

Essential Functions

  • Cleans buildings, grounds and equipment according to established guidelines to ensure a safe and clean environment.
  • Sweeps, mops, vacuums, removes trash, washes windows and polishes, washes, waxes, strips and shampoos floors.
  • Performs grounds and lawn care maintenance, including cutting grass, pruning and trimming bushes and snow removal.
  • Performs minor maintenance / repair activities on building, grounds and equipment including replacing light bulbs and ballasts, unplugging clogged drains, and filling cracks in walls and applying paint or varnish.
  • Assists in performing delivery duties and delivering supplies to various offices as necessary.
  • Maintains safety of buildings / grounds by turning on / off lights and keeping the sidewalks and entry-ways free of debris.
  • Ensures buildings, grounds and equipment are operational and safe for daily functions, inspect fire extinguishers, exit lights. Inspects areas for cleanliness and problems in need of repair, and reports problems to supervisor.
  • Works day, evening, weekends and takes on-call duties, as assigned, including weekend building checks.
  • Performs other duties of a similar nature or level.

Knowledge, Skills and Abilities

Comprehensive knowledge of computers. Thorough skills in machine, mower, blowers, hand tools and cleaning, standard office equipment (computer, fax, telephone, copier, etc.), snow blower, sweeper, lawn mowers, scrubbers, sweepers, saws and trimmers. Ability to make arithmetic computations using whole numbers, fractions and decimals.

Education and Experience

High school diploma or GED and moderate experience, or equivalent combination of education and experience.

Physical Requirements

This work requires the regular exertion of up to 10 pounds of force, frequent exertion of up to 25 pounds of force and occasional exertion of up to 100 pounds of force; work regularly requires standing, walking, using hands to finger, handle or feel, reaching with hands and arms, pushing or pulling, lifting and repetitive motions, frequently requires climbing or balancing and stooping, kneeling, crouching or crawling and occasionally requires sitting, speaking or hearing and tasting or smelling; work requires ability to adjust focus, depth perception and peripheral vision; vocal communication is required for expressing or exchanging ideas by means of the spoken word; hearing is required to perceive information at normal spoken word levels; work requires visual inspection involving small defects and / or small parts, using of measuring devices, assembly or fabrication of parts within arm’s length, operating machines,

operating motor vehicles or equipment and observing general surroundings and activities; work frequently requires working near moving mechanical parts, exposure to fumes or airborne particles, exposure to outdoor weather conditions and exposure to the risk of electrical shock and occasionally requires wet, humid conditions (non-weather), working in high, precarious places, exposure to toxic or caustic chemicals, exposure to extreme cold (non-weather), exposure to extreme heat (non-weather), exposure to vibration, wearing a self-contained breathing apparatus and exposure to blood borne pathogens and may be required to wear specialized personal protective equipment; work is generally in a loud noise location (e.g. grounds maintenance, heavy traffic).

Special Requirements

Safety training in use of equipment and cleaning supplies within six months of hire.

Valid driver's license in the State of Minnesota.

Other Requirements

The incumbent may encounter not public data in the course of these duties. Any access to not public data should be strictly limited to accessing the data that are necessary to fulfill the employment responsibility. While data are being accessed, incumbent should take reasonable measures to ensure the not public data are not accessed by individuals without a work reason. Once the work reason to access the data is reasonably finished, incumbent must properly store the not public data according to the provisions Ch. 13. If a new work assignment requires access to not public data, the incumbent is permitted to access not public data for the work assignment purposes only. Any access to not public data must be strictly limited to the data necessary to complete the work assignment and after the assignment is completed, the employee’s work assignment no longer requires access.

Minimum Qualifications

  • High school diploma or GED.
  • Driver’s License valid in the State of MN.
  • Salary : Starting wage is $20.95 per hour.

    Salary Range : $20.95 - $29.58
