Responsibilities
- Oversee and coordinate all phases of multiple development projects, ensuring successful execution from inception to completion.
- Manage overall project budgets and pro-formas, including General Contractor GMP Contracts, buyouts, and tracking against Target Budgets. Identify and address budget concerns with solution-oriented strategies to maximize profitability.
- Develop, maintain, and manage project schedules covering acquisition, design, permitting, construction, sales/leasing, marketing, and close-out activities. Proactively identify and address schedule impacts and improvement opportunities.
- Lead performance management of contractors, subcontractors, suppliers, consultants, and project teams, ensuring deliverables meet established standards.
- Build and maintain relationships with stakeholders, including community members, government officials, partners, investors, and contractors, fostering collaboration for project success.
- Ensure legal and insurance compliance by managing agreements and policies, while tracking adherence throughout the project lifecycle.
- Collaborate with sales, leasing, branding, and marketing teams to align project design and construction with overall strategic goals.
- Oversee the transition of completed projects to property management companies or HOAs, ensuring efficient and thorough close-out processes.
- Prepare and distribute timely project reporting, ensuring quality and consistency with company standards for internal and external stakeholders.
Qualifications
- Bachelor's degree in Engineering, Real Estate Development, Construction Management, or a related field (REQUIRED).
- 8β10 years of project management experience, with 5 years in a leadership role (REQUIRED).
- Experience managing luxury multifamily residential projects with total values exceeding $100 million (REQUIRED).
- Bilingual in English and Spanish (PREFERRED).
- Proven expertise in creative problem-solving and managing projects through their full lifecycle.
- Familiarity with project management software tools, methodologies, and best practices.
- Strong analytical, interpersonal, and organizational skills.
- PMP certification (PREFERRED).
Salary : $175,000 - $195,000
